If you really want to do this kind of communal living thing you might have to go a little further off the beaten track than a H.A. 3 acre lot. I know it seems like H.A. is out there but in Puna terms it may not be. I guess it could be if you go to certain areas of H.A. but you would have to get your feet on the ground and really check out the neighbor situation. Just check out the H.A. threads on here. There are people in H.A. who, believe it or not, even though those lots look huge, that don't mind their business. You can find people like that in any area but if you plan on doing unpermitted stuff and having allot of folks living on a 3 acre lot you have to make sure that there are no immediate neighbors who will care. Now, there are areas in Puna where you would not have to worry about that but those properties are larger and take more effort to get into and build never the less just drive in and out.

HA lots are only 150 feet wide (and 870-something feet long), so if you have a neighbor within about 3 lots, you know all their business.
I can tell you what kind of music my neighbors like, when they come and go, and what they argue about. I'm not spying or even trying to pay attention, but they're only a little farther than my neighbors were on a city lot on the mainland.
I would think you'd need a more square property, or several adjoining lots for privacy.

This is less true the further you are from the road -- "most people" put the house within 100' because this is how far HELCO will drop "for free".

In these long narrow lots, what would be a person's "ideal" set back into the property...200ft? 400?

That will become a balance between budget and your desire for privacy. Set back father means more road building and longer power lines. Longer power lines can mean setting poles.
Assume the best and ask questions.

Wow, even a square 3ac lot would only be ~ 150 ft buffer on each side (with say 50x50 cleared in the center). If that was full of trees and strawberry guava I'd hope it would be enough to keep the nosy neighbors at bay... Are no trespassing posted signs gonna do the trick, or do I literally need to put up fence?
Starting to think I should build a hidden or subterranean home, even on a few acres! :-)

Signs nor fences will totally work, have had friends on 30 acres that have had issues with neighbors here (both in loud, & with cutting fences to "borrow" things like livestock)
Strawberry quava on the lot in not something you would want to ENCOURAGE, as your pig population will increase, and then your fence and mosquito issues will be greatly increased...
Best advice is to really take the time to get to know the areas you are interested, if you really want to be happy with your place & know that it is the best fit for you... (of course, there will always be trade offs, but most people I know strongly advise this...and I have seen people try to make it work & lose everything in the process... it is really hard to witness that over again...so the caution...

randomg - We strongly suggest you live here a minimum of one maybe 2 years,renting 1st.
We also suggest you buy 2 or more lots side by side.
Sounds carry at night,and this is true in all area's that are sub tropical or even the tropics.
HA may not be your ideal.
Perhaps Fern Forest a much better option.
If planting fruit tree's is one goal,make sure plenty deep soil that is loamy and not mud.
Make sure you get a CODE cesspool installed prior to building.
We have more than 12 lots in HA in all area's.Some have no soil and no tree's,some are flood zones
some are heavy meth user area's an high crime.
The roads if you can call them that,get sort of scraped once every year half,most times though several years go by before the road corporation might notice that something needs doing,find out where people live who are on the road board,and those access roads get repaired every other month on average.

If having many cabins on property and any vehicles coming and going people will know and if you upset the wrong nosy neighbor,just remember that many are long time residents who may get upset if their road is blocked or heavily used.
You do not want strawberry guava as it chokes out endemic plants and is common in flood prone area's,and also attracts wild pigs.
HA used to be more your ideal in the 1970s,but now not so much.
Fern Forest is much more what you are dreaming about.
More wild and live n let live in FF .
There are individuals in HA who will turn you in to the authorities in a heart beat if you do not get permits.
We strongly suggest you live here a year or two ,renting some where 1st,so you can see for yourself all seasons and the politics of place in each area.
On several of our lots in HA,there is NO cell reception what so ever.No High speed internet and no line of site for installing dish.
Buy on a road that has NO Helco and FF is a much better option than HA.
One of our lots in HA is a major flood area.There is zero soil,plenty vie vee and neighbors who are KooKoo as Koo Koo can be.
Good luck and again rent 1st prior to buying your dream property.
Our main family farm and home in on North side of Hwy 11 in Gloomwood but have plenty local ohana in HA.

randomg - 50K is bare minimum,think more logically at 90K to 160K and maybe 150K in today's value of the ever shrinking worth.
And how are you going to support yourself ?
Rely on Gov't or have sustainable sources of legal income ?
Again 50K is a dream,not reality.
100K or even 150K is much more realistic in 2014 - 2015 .
