I would like to know why you think getting a group together to do recalls on ALL the directors (save Dist 1) is the answer?? The treasurer is trying her best but she is only one on the board. I'm getting a little bit of dejavu on what I observed with the last board and the last board retired quietly with no recalls.

This new board is breaking bylaws and most of it IMO is ignorance, not deliberate. I can't say that for the previous board as they were more experienced and knew better. The new board is still stumbling with the process, and management of a large subdivision is no easy task. The hiring of a highly experienced GM and experienced foreman could also change things around and we're all getting antsy that there's been a delay in accomplishing this. Some postings are hinting there is a personal agenda to this. I sincerely hope not.

They decommissioned the RTSC abruptly after having just appointed them for another year bc they felt the RTSC was redundant. How can road safety be redundant in such a large subdivision? Was there something personal behind it, we don't know. Did they do it correctly??? There are questionable actions they've taken for sure.

They haven't mismanaged our monies and so far their agenda has been to protect our monies. We all still don't know how this lawsuit will go. It could very well go in the new board's favor and many feel confident that it will.

If this is solely about them breaking bylaws, couldn't things improve once they get more board members? With 4-5 more coming on board at some point, things may shift in a more positive direction. Some of the incoming people may be more experienced. We should wait and see what happens first before taking such drastic action as recalls.

What is your stance here? I think a lot of us would like to hear what you have to say. Mr Hanon had to be escorted out by the police from the last General Membership Meeting bc he wouldn't stop reading the Lawsuit out loud. Obviously he's very passionate about this topic.

Do you support the terminated employees? Do you want them to come back and run HPP again after so many lot owners were displeased with them and their work ethics? Do you know why they were terminated? Were you at all those HPP meetings when angry lot owners showed up asking for resignations of the previous management? There was a well behaved watchdog group that tried to educate the membership about the serious issues back then. So here we go again.

The problem with volunteer boards is that people with the right skills and temperament don't often have the time. Those with the time often have ulterior motives. Like real estate people on planning boards

I would add: the problem gets exponentially worse as the size of the subdivision increases.

Lots of HPP lot owners have been saying for awhile now that HPP is too big for a volunteer board. Often the board is inexperienced in business mgmt and in managing the approx 140 miles in HPP. Many volunteer with good intentions and quit frustrated bc they have no voice or have been intimidated by the majority board who have become arrogant in their duties. Same o same o. Many think we're headed to receivership real soon.

Maybe it's time to start a committee at our next membership meeting to research property management. The committee could report back to the membership with their findings and members then decide how to proceed. Those so inclined can start researching before the committee is formed. If bylaws have to be changed to accommodate this, there is an HPP bylaw committee that just had their first meeting.

Why did the board restrict the neighborhood watch from using the kitchen for the swap meet on Saturday? It made it very hard for them to cook for the crowd which is a huge money maker for them, even though they did a good job.

From what I was told, early in the week there was a suspected gas leak in the kitchen. People who have worked in the kitchen for years tell me that the kitchen has always has a slight propane smell, which is why some of the windows are always left open.
If there is a gas leak, it SHOULD have been fixed, and if not, Swap Meet should have been cancelled to keep us safe. It wasn't.
So, the question remains, why wasn't Neighborhood Watch allowed to use the kitchen? Just one more unanswered question.

On another note, much talk on this thread has been about the Bi Laws, and our (various) interpretation of them, but I think we've failed to consider several other factors that have bearing on how HPP is managed.

Here are a few examples.
The Deed. It all began with the Deed. I only heard about "deed restrictions" from a DOH representative who told me there were "deed restrictions" concerning how and what HPP could and could not do. These, I was told are known by the Planning Dept.
The Charter. Again, the Charter has requirements. One is that we have a "volunteer BOD." That doesn't leave much room for a professional BOD as some here have suggested.
Then come the BiLaws, which can be amended, but only within the restrictions of the Deed and the Charter.
Don't forget Robert's Rules! These continue to confound me, but I'm trying to learn them, and conduct myself according to them. (not easy when the discussion gets "heated" as is often the case.)
Then comes the "Special Use Permit" which is also very specific. ie, the Community Center is for the" Recreational use of residents" (not for profit)
Then, factor in Federal and State regulations governing a Non Profit Organization. These too are very specific. We can't break the laws, so that means (among other things) that owners are required to have easy access to information that is not considered "confidential". Get a copy of 414D if you're interested. Most information has not been made available to us in a timely manner or at all, this being prevented by the various powers that be in HPP. (past and present BOD and Mgmt.)
Add to that, the BOND, which requires that we have a functioning BOD, or the balance on the Bond comes due.
I can't speak for the rest of you land owners, but I sure don't want to have to come up with what we still owe on the 12 million $ bond, plus interest. I think it behooves us to have a functioning BOD. This must be our goal in my opinion.

The only good thing I can see about all this disharmony we've experienced here is that the community is coming together despite the antics of our BOD's. We are learning to listen to one another, and show respect and consideration for opinions that differ from our own. We have more in common than not. Most of us want a legal, healthy, functioning HPPOA and a friendly neighborhood.
I hope that eventually our BOD will be filled with people who show respect and consideration for all and fulfill the oath of office for the positions they've volunteered for. Or am I just looking through rose colored glasses....?

Kenny, You hit the nail on the head, good post.

If they couldn't use the kitchen because in was not safe even after the custodian shut the gas off at the tank outside the building.
The board still restricted the use of the kitchen but put 100's of peoples life in harms way. Someone needs to ask the board this question or was it in spite because they are still after June?
