I wouldn't buy anything sight unseen in Nanawale Estates. Even though the developer paid the SSPP for every lot, there are still many areas without electricity, there are many unpaved roads, there are many unpaved AND bad roads, only a small area of the subdivision is on county water, and you could end up with a lot next to a coffee shack. I truly believe the subdivision is one of the last uncovered gems (good deals) in Hawaii. (We own three lots there.) Make sure you work with a real estate agent who knows the area. (John Dirgo, also a member of this forum, actually lives there, so you might want to contact him. No, he is not paying me for recommendations.) Most of the Kona realtors don't even know where Nanawale Estates is, not to mention helping you buying there!)

Aloha ronald, I lived in Nanawale in 1989-90 was broken into twice, because of isolation, the only house on the block. But the subdivision is growing so fast now I don't think this will be such a problem in the future (saftey in numbers), and the HOA is very diligent about keeping out campers and unpermitted construction. Like John says this is going to be a very popular area in the future, so convenient to town. It's less than 5 mins. to all services in Pahoa. Definately don't buy sight unseen, some of these lots have sheer cliffs, pukas, (craters,lava tubes), or giant albizia trees that would have to be removed to make your lot liveable. there are 100's of nice high ohia treed lots there too.

Hello John and Leilaniguy, thanks for your posts.I agree that I shouldn't buy any lots sight unseen and I hope to be making a trip to the BI in May to check lots and subdivisions out. Hello John this is Ron from the Konaweb posts. I am the one that you offered to sell a lot in Nanawale to but I couldn't come down with the downpayment that your estate required. As you can see, I am still trying to find something worthwhile to buy in Puna with owner financing before prices skyrocket up again . This particular lot is on Ebay and is being sold by myeranch.com. Only requires $1,000 down with financing at 9%. Any thoughts on this company? They have been in business for some time now and will offer a exchange policy if I didn't like the lot. I can also build on the lot as I make the payments. Something like this is really the only way that I know in getting a lot now. Would anyone living in Nanawale or close to it be willing to check the lot out for me? The tmk # is 314-62-118, lot 680 and is the fourth lot in from Flower Road on Kahoolawe on the left. Willing to pay for your services. Also if you or any other forum members can educate me on how to acquire property in the Puna area with little down and owner financing please let me know. Well Ron, I still say the same thing: I wish you good luck finding owner financing with less than 20% down on a $30K-$40K lot and buying property without title insurance and escrow company involvement is very foolish IMHO. (I know someone who "bought" a lot like that in Aloha Estates and it turned out the "seller" was not the owner of the property. However, he was gone by the time this all came to light.) I can't imagine how you would be able to build on the lot without having the deed, no lender will give you a construction loan if the property is not yours. (Also, I don't think eBay is the place to buy land at.)

Aloha Ron, John knows his stuff. Be very cautious of this deal. It sounds like the e-Bay deal is an "agreement of sale", legal here but few other places. A sweet deal for the seller, high risk for the buyer. The seller holds title until the last payment is made. You miss one payment and the seller can repo. with no refund.

I would agree there are alot shady dealers out there. A few weeks some one representing World Botanical Gardens called me, must have got our name from guest registry?, tying to sell shares. I did some checking and he did represent them at one time but not anymore.
You do see lots on the mls every so often with owner financing.

Aloha to all who replied. I really appreciate it. I realize that these people on Ebay and elsewhere prey on those who can't afford to pay cash for a lot and thus allow them to take on high risk agreements for overpriced lots that may be not even be suitable for development. But when you are close to retirement and made up your mind to move to Hawaii and don't have $35,000 what can you do? John, again I appreciate and value your advise as always. Mahalo, Ron

Hmm, I haven't driven to that area in a while, but my gut feeling is that Kahoolawe and Flower could have albizia problems. I live about a mile or so from there just off Flower and I don't drive down Flower because of the albizias. I'll try to drive by and take a look for you. Which side of Flower on Kahoolawe (toward Kehau or Hapuu) is the lot?
