HPM package houses

How much more is the final cost than the estimate? We are interested in maybe using them for multiple houses. Anyone have experience with them? Are there any other suppliers that are more cost effective and reputable???

The final cost will depend on a lot of things. Will you be owner builder, or hire a contractor?. Also, some things not included in the HPM packages are:
Clearing/bulldozing
Cesspool/Septic
Water Tank if needed
Termite treatment
Concrete
Rough in materials for Plumbing and electrical
Appliances are no longer included
And the list goes on and on. If you want "upgrades" to the basic items they include, this will raise the cost also. There are so many variables, that it's hard to tell for sure.

You might try shopping via internet on the mainland too. A friend just completed his home here, ordered fron Oregon, and saved over $26,000, over local packages, even after spending almost $9000 in shipping costs for 2 containers. His package included some extras that weren't even available here.

Do you have the name of this company in Oregon? I have thought about trying to order lumber from the mainland - would be interested in finding out some costs.

Wholesale Building Supply, I've been spec-ing out a package with them and they are offering a nice package home for the price, missing some finish floors and roughin plumbing and electrical. They are supplying all plans at no advertized cost and have an architect on duty from Honolulu that stamps the drawings at a cost of 500.00 for the particular plans they sent me. They actually forwarded me a complete working set of drawings. They also added the upgrade from composite roofing to metal at a difference of 4100.00. The finished product I believe would be quite appealing both dramatic inside with exposed beam vaulted ceilings and good outside curb appeal with it's 6/12, pitched, hip roof and 12 x 36 covered Lanai with 25 feet of glass doors. At 56k for the kit w 26 guage painted aluminum roofing and Number 1 Douglas Fir 4x14 hips and 4x10 rafters 4' OC and 2x6 T&G roof deck It will be a site to behold. I wish I was 15 years younger and could wrestle big wood again. I guess we will opt for a more simplistic roof design with flat ceilings. Have to keep reminding ourselves of what is really neccessary. With all those people that some believe are headed that way us poor people must be careful not to get ourselves in a position where we become taxed out of town.

Hale Mohalu, there is one being built up in Volcano. There is a side entrance into the kitchen, sliding door entrance to living room from the lanai and a bedroom2 entrance from the lanai as well. 3 foot eave around the perimeter and a partial concrete perimeter foundation with 24sq post & pier set at 24" high. You can also view the basic material contents list for an idea of whats included inside the home, seems fairly complete. not sure of the quality, not familiar with the brand names. For security issues I think I would like the building higher than 2 feet, 4ft min is my thinking. They will make any changes you want or spec any idea you have. maybe we could get BOGO deal! Smile) or maybe we can get them to charge someone else double so we can in for free Smile))) Sorry just a little sad NE humor....;~
