HPM package houses

All HPM package homes will most likely have trusses built by HPM at their Truss factory at the Shipman Business Park in Keaau Also next door is the HPM metal roof factory.
For sure on this house the trusses were manufactured, I think the ceiling was flat but I highly recommend going with the vaulted ceilings at least in your living/dining room it makes a huge difference in opening up a room and making it look bigger. We went with 10 foot vaulted ceilings in our living/dining/kitchen and we love the open space our friends have the flat 8 foot ceilings and IMHO it doesn't look as nice.

A vaulted ceiling will make your house cooler too, especially if you have screen vents on the gable ends.

Thanks guys, I agree with you both with regards to vaulted ceilings except the Hip roof plan for the Lauhala and the Hale Mohalu from WBS will mean working with 19 foot+ 4x14 hip beams unless there is a piece of equipment I can rent to hoist them into place and with the WBS building the rafters are 4x10 and I couldn't handle all of them alone either. I am working out alternate roof plans now, hopefully I come up with one that is both easy to handle and stll looks good. An engineered truss would be good but probably way to pricey for me, and again will probably require some piece of equipment to handle them. Lumber companies where we come from deliver such things with boom trucks/ like pulp loaders to place material piles wher you want them how is amterial delivered there and would one of the lumber yards be apt to have one of these boom trucks to lift these big beams into place if the framing was ready to accept them?

For some reason, i couldn't see great deals with purchasing from the mainland, when i looked initially at the WBS models and a few other places in the northwest, I checked out one of the WBS plan called the Koloa, its total price with shipping came to 54K minus a garage, but it did come with kitch cabinets and bathroom fixtures, almost comparable to some of the plans available here through hpm, trojan, honsador.....the other risk factors an owner might also think about include how to store/secure your product once it gets there, setting up delivery and unloading to site, how to deal with defective or inferior shipped products, working out product timing issues to flow with contractors timelines, shipping/delivery delays.

i did check out piersons before and they seem to have some of the best prices around for their materials and some good plans that are available for modifications.

maybe, we can get more input from others that have shipped things effectively and priced things better vs getting your plans locally and just going to home depot to price all the materials?

I'm not advocating mainland suppliers, nor am I saying or thinking that package plans are by any means a money saver. That being said, You need to look at this Hale Mohalu package from wbs a little closer for 52k Ive not seen anything from anywhere else that even comes close. I'll bet I'm the penny pinchingest person posting here, I'm I'm so poor my pet skunk doesn't even have a cent. ( couldn;'t resist) Anyway the website rendition tells nothing of or gives of no justice to the actual design and material used in the roof/ceiling. I actually have a copy of the cross section drawing and it clearly shows 4x14 hip beams they are 19 ft long, the rafters, spaced 4ft oc, are 4x10 the eaves are built from 2x6 rafters and extend to 3 ft beyond ext walls. The roof decking is "tongue and groove" ""2x6,"" all this framing is and doubles as interior ceiling and is first quality douglas fir. The lanai posts are 6x6 Hawaii treated The lanai handrails are 2x6/2x4 reinforced. The lanai enjoys the same ceiling design as the interior so you actually have a vaulted ceiling of clear douglas fir in your 12x36 front lanai not to mention the 25feet of glass across the front. All windows and sliding doors are of vinyl not aluminum, the interior includes rock screws tape jointcompund and primer and paint The bathroom are complete to the wall even the vanities come with raised panel doors. Armstrong vinyl floors are included in the kitchen and both bathrooms. all the lighting is included w/ceiling fans 52" Hey they even give you a 50 gallon water heater.

They also ship in three segments per your request they handle all issues on island. it is also FOB Hilo. So anyone in the serious market mood if nothing else you should use this as a bargaining chip. Or correct me if I'm wrong....

I usually stay away from the "Building in Puna" forum because the subjects are too technical for me. However, having built six package homes from Pierson, Trojan and HPM too, I can tell you the best value was HPM and the most headche to deal with was Trojan.

OOPs Aloha John,
Just out of curiousity which package did you have built from HPM. I'm also figuring someone out is selling a lost leader to get a high market share. I wonder if it is HPM they seem to be one of if not the largest outlet on The Island..

Kapohocat, That is my concern of doing bussiness on The Island, as an owner builder my biggest concern is getting the material that gets picked over. I'm sure that most lumber yards will tell you that they pick from the top of the piles but as a non professional builder I know from experience that loyal regular contractors get assured that their material is first rate on first delivery because time is money to them. Lets face it people go where the service is reliably better. I've not decided whether to buy mainland packaged but I hope everyone crosses all their T's and dots their I's just as you suggest. Thats what I love about this forum you get lots of objective opinions of good value.

the whole issue of purchasing from the mainland has always intriqued me, i've been interested in getting panelized homes shipped from the mainland, but a few builders have advised me against going this route....

i'm very interested in learning more about the panelized process thats already started in discovery bay, forgot the name of the company that builds the panelized walls in their kona factory.

has anyone checked in on this company in kona, wish i could remember the name of the group, they are doing alot of the pre-fabs in discovery...would like some more info if anyone has kept up with this....
