I was talking with a neighbor and he said that some people don't pay the yearly road fee for HPP and Orchidland. Do any of you know for sure if we have to pay it? And if we don't pay it, do they put a lien on the property? If I were to figure out how much I've paid for roads fees in the past 27 years I would probably feel like a sucker for paying so much. Please give me opinions. Do I dare not pay this year?

HPP will not only put a lien on your property, but they are required by their bondholder to foreclose if you are several years in arrears. I don't know about Orchidland.

Chunkster's right. HPP road fees are definitely not optional, and they will put a lien on your property, sooner than later. I don't think it's in "several years" anymore.

They are both "mandatory". Somebody can probably correct me but I'm pretty sure that only Hawaiian Acres is the only major subdivision where the payments are optional.
Orchidland is a separate mess right now with no clear indication who is in control of the board, the website, the community lot(s) and the finances. There are separate threads, a Facebook group, and pending litigation specific to Orchidland.

Hawaiian Acres is the only major subdivision where the payments are optional.
Correct: no mandatory fees, no CC&Rs.
The roads are crap, but at least the money isn't wasted on lawsuits and mismanagement.

I also heard that fern forest is optional. But, that was a long time ago.

We used to have a lot in Fern Forest. The fees are definitely not optional but they aren't expensive either. Due to by-laws (or whatever) the fees cannot increase more than 10% in one year.

Per newsletter that came w/HPP road maint fee bills, under Treasurer's Update...
"As per Bond requirements, HPPOA must lien any properties with $500.00 or more in delinquent road maint fees."

At the current rate, 500$ isn't even 2 years delinquent.
Those 10% per year increases add up. 25$ in 1980, 285$, and still increasing in HPP.
Unlike Hawaiian Acres, we can't even say "At least the $ isn't wasted on mismanagement and lawsuits".

Why would you consider not paying something you agreed to pay when you bought your home? Not trying to be snarky, but am honestly curious. I assume you knew about the "road fee" when you bought the place?
