So, PunaLover and VancouverIslander don't live here, they are absentee land lords? I try to keep track of who on PW doesn't live here anymore. It's a long list.

I don't want to turn this uglier than its already heading...but...shouldnt people who own property and don't live here be one of the 'cash cows' that we we so desperately need.

Any money made isn't spent into the local economy.. it's spent on whatever planet they live on..
So taxes should be at least double of what the locals have to tolerate.

..kind of like the Chinese resort owners who send their money back to China.

No matter what state I live in... It's always the same ... ' I want to make money off you... but I don't want to deal with the problems of living here'

As long as the absentee landlords are space based

...and the house is finaled, they pay GET, and don't claim homeowner's exemption -- at least until the space-based lobby gets their special treatment codified into HRS and HCC.

There is a problem with that. When you raise property taxes on rentals, you are essentially making the housing unaffordable to those most vulnerable. They are probably renting in the first place because they cannot afford to buy.

Besides, owners already have to pay GET on the monthly rental amount, which is of course, actually paid by that tenant. If rents go up due to higher property taxes, so does the GET that is collected.

I think the county is cracking down on ersatz homeowners exemptions. They're doing it via income tax returns.
Anyway..... I would never attempt an off-island landlord thing. Never, ever, ever. I was a landlord for 25 years under the very best circumstances where I lived about three miles from my(mainland) rental units. It was still hard.

Go ahead, raise taxes and treat me like a cash cow. I'll sell, my tenant loses their home and I'll just move on to a jurisdiction that doesn't think I owe them my hard earned money. Alternately, treat me like anyone else and I'll keep following the rules, paying my fair share of GET, paying my full property tax without home owners grant and my tenant stays. Our cottage is one of the few fully permitted places on our road because we spent a lot of our hard earned retirement savings to make it that way. How would you feel if our situations were reversed?

For myself, I look forward to the day when I can get back to Puna and live in the retirement cottage we worked so hard for all of our lives. I have a list too, Pahoated. It's a list of crazy ***holes I never intend to meet in person.

...which revenue disappears into the State's magical budget.

County is doing this on their own because State refused to share residency status information.

Anyone else see a recurring theme here?

There is an exemption for affordable rental housing that puts you in the same property tax rate as homeowners. Easy to apply for as long as you aren't charging outrageous rent.

It will be interesting to find out how many more of these vacation rentals are really old malahini primary residences that are now failed-transplant malahini second homes. That and how many are still claiming kama'aina property tax discount? All this time, practicing slimy self-piety and bleeting "where is the aloha", excuse me, don't have time for an answer, too busy with my tax evasion scam. Hurl!
