Thought I would include a list of local escrow companies since they go part and parcel with buying property. Most Realtors have their fav since they work with them daily. I like Title Guarantee(fast)and First American. Some might charge more/some less, ask!

I do not recommend to use Title Guaranty Escrow Services to my clients because their Escrow Instructions are in conflict with and override the DROA. In fact, we even have this outlined and highlighted in our Buyers Disclosure.

John, I do not recommend anyone. I only provided a list so people would have options. Like I said, Realtors have their favorites but that doesn't mean you have too use who they recommend. I have used TG many times without problems and have been told by numerous Realtors on the eastside they are a cut above the rest. I don't know if they are any better than the others but they did a great job for me, so did FA. What I do have a problem with though is Realtors who push certain services on new buyers when there are so many other choices and perhaps even cheaper at that. But my biggest beef with some Realtors is driving around all day being persuaded to look at their/company's listings when I know exactly what I want. I think its just a case of buyer beware, do your homework, choose a seasoned Realtor who has lived in the area for a long time(ask)but don't commit yourself to any agreement.

Buzz, I don't recommend anyone either, it would be "steering." However, I do make sure my clients know the ones that I do not recommend. You were lucky with TG and that there were no problems with your closing. One of my clients learned it the wrong way that some parts of the contract he signed with the Seller was nullified by the escrow instructions. To make things worst, we Realtors do not get a copy of the Escrow Instruction since it is a separate contract between the Buyer/Seller and the Escrow Company. As to the other subject, Buyers should work with Realtors who do not have to sell anything. The others have just one interest and that is their own pockets.
