rate the (4) subdivisions.

Fellow members,

Please rate the 4 subdivisions in order of most desirable to least desirable in your opinion. I do understand that each area has its plus and minus' for that certain person. Just a general feed back on how people feel for the below subdivisions.

1. HPP (lots are pricey these days)
2. Ainaloa (can still find a good deal)
3. Aloha Estates (can still find a good deal, but cool/cold)
4. The Beaches (can still find a good deal)

You get what you pay for.
HPP is more expensive but the lots are a full acre.
Other subdivisions listed have a smaller lot size.

Here's how I see it. I have a 1 acre lot in HPP. Some subdivisions have lots as small as 10,000-12,000 square feet, like Volcano Golf Course for instance. My one acre property is equivalent to four of those lots. It would be like having three more houses on my existing property. I look around and think, where would I put three houses? Would I want three neighbors that close, possibly with teenagers playing 100 watt stereos, or a domesticated fowl aficionado with 100 roosters?

You are missing Leilani - which has lots for the prices of HPP, but with real CCR's and real roads.

Besides the whole PGV thing, and the extra distance from Hilo, Leilani lots are more spaghetti (100x435) compared to HPP (135x322).

PGV isn't really an issue... and there are no roosters...and no commercial businesses...

1. HPP (lots are pricey these days) 1 acre... still no CCR's, Expensive road fees, Don't need septic..Closer to Hilo -- Still rooster farms, barking dogs, X- Farm just hope your neighbor doesn't want to be a farmer. Not all lots are connected to high speed internet and as you say expensive, tho, lots can be had for 25K-30K still... Not that bad. Gotta pay road maintenance fees, kinda expensive.

2. Ainaloa (can still find a good deal) Hmmm, CCR's But not really enforced. Cheap, smaller lots like .2 acre. No water, or mail delivery, high speed internet is hit and miss.

3. Aloha Estates (can still find a good deal, but cool/cold) Well, it's up highway 11, maybe a little faster to get into hilo? Don't know much about this subdivision.

4. The Beaches (can still find a good deal) Best to stay on the shores side. IMO. Mail Delivery, High Speed Internet, Piped water, Lot's between .3-.5 acre can be had. Shores does have CCR's, no roosters, chickens, dogs (only 2) *No pet breeders, No junk cars, No trash burning, No Sheep, pigs, goats, etc...etc... Police/Fire/Ambulance only a few miles away. New parks and shopping mall going in. Further away to hilo 35 min drive with no traffic.

Might want to look at leilani estates. Basically its what the shores side is, can still be found good deals, but no piped water. Some say CCR's on these acre lots are more restrictive than Shores.

I wouldn't touch HPP. Next door could be a rooster farm or a dog breeding farm. No CCR's ... forget it! Unless you have a lot of faith in Humans... I don't!

It's pretty much gotten so bad, that I look both ways when crossing a one way street.

I would say buy 2 lots in Lilani side by side... More privacy.

OR if high speed internet, roads, mail delivery, etc...etc... aren't that important to you. Go buy 5-10 lots in fern forest. Ultimate privacy! Big Grin

I lived on Hapuu St towards the back end, so no matter which route I took my kidneys paid the price in my old beater.

If there are only four on your list, you either 1) haven't done enough research or 2) you're exhausted from whittling it down that far. Guessing from the subdivisions you listed, it's #1.

Maybe telling us what you are looking for in the place you call home is more appropriate, and then you can stand back and learn as we collectively debate amongst ourselves about which subdivision is worst in all the subdivisions, not just the four you mentioned.

Terracore. I have done plenty of research. I own property on 3 of
the 4 mentioned. I own property on lava zone 2 and 3. The elevation also goes from 100ft to 2200ft. I am searching for what people think about certain subdivisions. Please rank the subdivisions listed in order of your preference.

My plan is simple. To live on one property at a certain elevation and if Pele visits me, I can move to higher ground. I have no problem living with junk cars, loud radios, hearing my neighbors argue, etc...That is part of life. I enjoy hearing life from neighbors and family. I have no problem with loud boom boxes blasting in my ears or roosters crowing. It will stop eventually and I can get some sleep. I might just go over to my neighbors house and drink a beer with them and say, "that was one hell of a party".

Punatics, what happen to Glassnumber. I was afraid you guys were going to scare him off. Now, if anyone see's him on the streets just smile at him and be nice.

Based on what you said, you sound like you can live just about anywhere. I'm a big fan of elbow room. I would choose the one with the largest lot. But you didn't mention what you want to do with the land. If you are interested in growing food, altitude and soil is going to matter on what you can grow and how long it takes. We originally thought we wanted to live on a lot we had at 2800 feet. We eventually learned that it was about 2,000 feet too high.
