Where In Puna...
#1
If you have the chance to buy a couple of lots in Puna...where would you choose? I mean, just to hold them for the future's sake? I can't wait to see the response to this one...hehehehe

Leilani Estates or Ocean front HPP if I had the money.

HPP for the above mentioned reasons, and also because of the large, but manageable, sized lots (half and full acre) and its diverse and welcoming community. It's not perfect, but it IS a great place to live.

I think Hawaiian acres because it is central to East Hawaii and you can surf the letter roads from time to time Smile)

It depends on what do you want to do with them in the future. I think most lots will double in value in many Puna subdivisions and you can't really go wrong as long as you chose wisely. Lots in Plats 18 to 23 in Leilani Estates would be my first area to look at for future re-sales.

Exactly. This would just be for investment purposes...although Waa Waa is otherworldly beautiful, the return on your money may be less there over time. I get that HPP is good and also Nanawale is changing a great deal with much activity in their Association there. I think that "star is rising" as our Dear Buzz puts it! LOL!

I wonder about Orchidland because of the ability to acquire 3 acres for a great price and the location to Hilo and Lava Zone there...

Carrie, For totally speculation purchase, down on Kaloli Pt (HPP) adjacent to the Shipman Property. If they ever develop the plan they presented, that is RESORT FRONT$$$$$ That said, would not want to be living there if that developement happens....but this is all way in the future (20-30 years....but then I could really use the $$$)

If you are talking speculation, then I would look for areas where lots are still reasonable (according to standards of Chicago) and capable of upward movement coupled with decent infrastructure. IMHO, (knowing nothing as I do) these would be Fern Acres, probably Eden Rock, and HPP roads 2 through 8. (closer to the ocean are already high priced.)

I would rather have a bunch of lots priced at 30-50,000 and hold until they reach 100K than one lot on the shores costing 500K hoping it will go to a million. Lot more prople can afford the former than the latter.
