yes; shoulda,coulda,woulda,I have lots of those.I laugh everytime I think about lots in Ainaloa or Nanavale being just $1,500.00 a few years ago.But thats just about everybodies story these days(except for John anyway)I even have the same story about the lot next door and now I'm "landlocked".
With land prices falling like Hilo rain I'm thinking of holding my money until one of the new eco village subdivisions that everybody and their uncle are planning get built.
Speaking of which I'm am wondering "How low will they go?".Any ideas?
latest lowest listing prices are;
HPP 55k
Leilani 50k
Haw.P,S and Beaches 34k-39k
Hawaiian Acres 35k
Seaview 35k
Ainaloa 25k
Nanavale 14k
It also appears there are lots under contracts for even less.

Here is my time machine wish - my lot in Honomu (.98 ac) with both commercial and R zoning on it (main st Honomu backing into Honomu Ocean View Estates) - sold it for $225K in 2000 - (had bought it for $140K - $10K down). Last summer, the same type piece sold for $650K..... OUCH! oh well - bears make money / bulls make money / but pigs never do! (a quote from my finance class teacher many years ago!)

Well, I sure remember 5-6 years ago a very well-known real estate agent came to my office and was shocked when I told him how many lots I bought in Royal Hawaiian Estates, HPP, Leilani Estates and Nanawale Estates. He said "What the hell are you doing wasting your money in there?" Many people were laughing at me when I recommended the Discovery Harbour golf course lots for $30K too. The truth is, you still can't go wrong in any of those areas as long as you buy a choice lot. "The Grass-Shack Money Machine" will give you high yield returns as long as you are not on a time frame.

Oh. Um...I thought when you said Eco-Village it would be something like Findhorn. I didn't even know we had a white sand beach on this side, and now it's going to get developed. Reminds me of how different Hapuna was before the hotel there. We got to vote on that back in the 80's. Not enough voted against it - the ol' more jobs, better security (one of the rare crimes there got tons of publicity of course)...Sorry, I digress...

I wonder if the white sand beach is a cove a friend told me about there that they got to by boat. According to Punamom's post in Gateway thread:
"... a resort being built on Puna's ONLY WHITE SAND BEACH!
The other part is the 5000 yes five thousand HOMES they plan on building.Which includes CONDOS,townhouses,and single family homes.
in the area between Hawaiian Paradise Park and Maunaloa nut Factory (ocean side)."

No you can't get there by car. If its the one I'm thinking of, you have to hike a couple of miles from the lower portion of HPP.

Sheesh, Punamom, are you going to give away all our secret places? <wink>
