The majority of homes here are TVR's
This has lead to a cottage industry of maintenance jobs.Most of those people live here in the neighborhood.

I grant I have been mistaken regarding the shortage of rooms at times. And I concede your point about the difficulty of changing TVR rules down the road.
But IMO there is underestimation of the adverse impacts of the TVR trend:
1. In the absence of regulation, there is virtually no limit to the number of homeowners who can offer lodging to tourists nationwide, affecting our country's hotel industry. (Hawaii's visitor industry is robust, so both models will likely prosper here for a long time. Might not be the case in some mainland cities.)
My understanding is that Kona hotels pay a pretty good employee wage. How much do you think a homeowner will pay some guy to come in and clean his B&B?
I doubt those cleaners will get long-term employment. Or benefits. e.g., freelance cleaner Joe works for 6-8 different property owners, 3-5 hours per week for each. We can probably call that a transfer from hotel employment to Craigslist employment.
2. East Hawaii island excluded, Hawaii's affordable housing stock is steadily losing size because of conversion of rentals to TVRs.

1. It's called competition. It's a good thing.
I know someone who cleans vacation rentals in East Hawaii. She gets about $18 an hour.
I seriously doubt the hotels in Kona pay much more than minimum wage, and that's in Kona, not here.
2. The success of vacation rentals could well lead to the building of more houses.
Anyway, any economic success story (e.g. a space port) could be interpreted as causing house prices to rise.
That's not necessarily a bad thing, if the economy expands then more houses are suddenly "affordable".

(nothing scientific, just a quick google) then I know which industry I would rather work for as a cleaner.

Thanks. I know it's not scientific, but it indicates a hotel supervisor for housekeeping might get $20 an hour. That's not a lot of money for a job that requires management skills. On the other hand, the jobs for private rentals look much higher, but they are part-time and bet they don't include health insurance.
No matter, surely these aren't jobs families want their kids to aspire to? Well, I hope not. I understand there are families for whom this may be the only option, but it's not sustainable while the rest of the western world gets on with it.

If we keep going the way we are going with TVRs in lower Puna (kapoho to kalapana), the rentals will outnumber the residences!
