I would think that 200K would be more than enough if you already have the lot.
Lot clearing: 7-9K
Unfinished house package: 30K
Finishing the house: 30K
Contractor fee: 50K?
Electrical hookup: 5-10K
Catchment: 5K
Septic: 8K

Just be sure to never, ever have the "Money To Burn" attitude -- especially not around your contractors.
Rest assured, the island will find a way to cost you all the money. It's easier for everyone if you go broke before you start; if you survive, you will know how to live through being broke, which is a very important skill in our fake economy.

It is so interesting to me that Hawaii does not allow trailers or coaches. Hey they are on wheels and can be moved out of harms way. THEY should be allowed for that reason alone. Just my opinion.
