I have been watching this house for quite some time now, and the price just keeps heading down.
By what I have read here, Hawaiian beaches is a nice subdivision. So why hasn’t this house sold yet? Is it next to a landfill? A shooting range? Pig farm? Ice house? The description is vague, and I really don’t want to contact the SELLERS agent, but I am very curious about the neighborhood. Does anyone here live around this house that can give me a little insight to what the area is like?

I checked this house out through the Hawaii county records web site, and the sellers paid $105K in 2004, and it sold in 2002 for $60K. WOW, where was I back then?

Median home price on the Big Island in June 2006 $447,500.

Nope, nothing wrong with that house at all. Good neighborhood, vacant lot next door on one side. Very nice house.
When looking at the prices paid in the past, be sure to factor in the work that was done. The sellers bought that place in 2004 and spent the last 2 years completely renovating and improving it. That house needed help when they bought it. Luckily it did get help.

radioguy, where did you get that figure? I just ran the statistics from the MLS for July of 2006 and the median price for the entire island (which I don't think it actually at all useful statistically, but that's another discussion) was $431,000. I'll email it to you separately so you can see it.

This is a nice place. They had it sold before. Fell out of escrow.

I am shocked that house did not sell for more...we looked at Rich & Ron's house when we were there in late June...it's really nice...the floors, bathrooms bedrooms even the colors they have on the walls so pretty. The kitchen has amazing tilework too.
They have a beautiful lava flow in the backyard that they have turned into a botanical garden of sorts...there was much care taken in remodel done to this home. We wanted more of a backyard and that's the only thing that kept us looking, but whoever gets that home for that price is getting a really nice deal I think.

I believe I saw that house a few weeks ago with JDirgo. I think we drove by, not sure. But it is a very nice place.
