Correction: You can do this stuff on the Lanai, but it's harder to navigate, and there are some strange folks there.

I think the land prices are going down and there seem to be strange land sales starting to happen.

The house directly next to us sold at auction about a month ago and they got a much lower price than I would have expected for it. It is an old plantation manager's house and they only got $401K for a final bid and there were only about three bidders. It wasn't a very well advertised auction at all. However, at the "confirmation hearing" (which was several weeks after the auction), one of the two sellers showed up at the hearing to reopen the bidding (which was allowable if they upped the price by 5% or more) and bought it for the $401K plus 5%. The rumor is she then tried to sell for a higher price but there weren't any takers so now she is going to try to rent it out.

It was a forced auction since the couple broke up and couldn't agree on how to sell the house and who got how much afterwards. Of course, being a divorce sale might be what is making it a different sort of sale.

I think most people are way off on that subject. First of all, the MINIMUM bid is $275K + 6% "Buyers Premium" translating to $292K or so. With bidding it will be more. They originally were LISTING those homes for $340K in MLS. The 10-15% is not much of a difference. I think most people are just scared by the "AUCTION" word and the negative thinkers will start the "bubble thread" again. The prices actually increased in 22 states during the past 12 months. Sorry Aaron, while it is true that they offered a new car with the purchase of the homes, they also raised the prices by $20K at the same time. Cutting losses?! What losses? Their construction cost was around $120/sq.ft. and bought the lots for less than $40K. Add the marketing cost and do your math.

The realestate people will keep denying the truth or keep coming up with new rationalizations for why the prices keep going down.

I would just like to know if they agree that prices have declined recently or are they denying this too? It's hard to tell from reading their posts.

Is this a denial that prices have come down in the past 12 months? Sounds like a bunch of sales double talk to me.
