David, What taxes are you proposing to pay into escrow? Property taxes provide a big chunk but what about:
State (income)?
Federal?
GE, TAT, GAS?

Nearly impossible to opt out of GET and FTR. Few people submit TAT now that TVRs have been shut down. Most people get State income tax withheld. Don't mess with the Feds.

Property taxes are conveniently (1) remit directly to County (2) due in less than two weeks.
