Detached bedroom rules?
#1
Hi all,
This week I learned from the Planning Dept about a different type of detached habitable living space other than a guesthouse -- a detached bedroom, which is not limited to the 500 square foot size and can have a bathroom. No kitchen of course.

I was told that this type of extension does not have to be physically connected to the house, even by a breezeway, so long as it is 50 feet or less from part of the main house, including the garage/carport.

Anyone have any experience permitting these or other knowledge about the rules and restrictions?

Did a few of those years ago (sometime in the eighties, I think it was) and then they made them illegal unless they were connected by a walkway or roof, now they are legal again. There is a place around the corner from here where every room is a separate building, even the bathrooms are their own little buildings, but I didn't get their building permit for them.

Wow! You are so right Kathy H.

After reading this, I got ahold of planning in the last 15 mins before the weekend today. You are so very right about the bedroom. Planning said as of May 9, 2007 - you could have a detached bedroom, no more than 50 ft from main living area. No bar sinks, but can have a fridge. No size limit and no limit of # of detached bedrooms. (of course SOH/DOH might have some requirements for more than 5 bedrooms - didnt check that yet.) And no doesnt have to be connected in any fashion.

Just remember, no more than five bedrooms on one cesspool/septic system.

The garage is not part of the living area.
