Decline in Real Estate
Up there in HAdave's area (HI Acres right?), pigs do fly - right across the hood of my car! Man, that area is inundated with piglets! And it isnt spring....

Does that make real estate decline?

Being compared to a politician sucks. Really. I do acknowledge that prices have come down. But because I won't try to predict where things will go (and because, as I've said before, I don't care either way), I'm a politician.

Don't worry John, the prices will go up, they always do, and who knows, maybe you will be the next Mayor. Smile I remember when you could buy a house in Italy for 4M Lire, the same house is 40M Lire now.

We have been investing in Real estate for 25yrs. We feel that these swings in the economy are part of the project. The rose has a thorn. So does investing in Real estate. If your not in for the long term I guess you could get excited about the negative comments on this thread. We have seen things we own go up down then higher than we could imagine. I know when people start talking about flipping a house; most of them are just talking. Granted people do make money doing that. So keep a level head about the economy. From what I've seen Hawaii has a different type investor,one that knows that there is only so much island prop. located in the US. If your in it for the quick buck. I agree, times are changing. If your buying/building now, 10-15 yrs from now you should be sitting pretty.
The rose grows best with a little fertilzer.
So choose to be the rose, the thorn or the fertilizer. They are all part of the deal.
Just a thought.

I have seen property from Honolulu to Haifa and Jordan to Jonestowne and none of it offers me the full Protection and Rights of the United States of America. The 7th fleet is parked less than 3 hours cruise from "The Big" and fighter jets could be there in minutes. A "Helo" could have me in Honolulu for anything serious medical wise and a med-flight could have me in LA in less than 4 hours after being stabilized( my luck I'll die of a staf infection). Hands down, Hawaii cant be beat. Maybe Saipan or Guam ?? but not really into snakes that crawl in the toilet and bite you on the keister.
My house will be 15 minutes from the airport in Hawaii and flights are $300 all the time r/t to LA.
If MY lot is 5 million or 5 dollars it's "MY" lot. The only thing that better change is the tax rate. If I see a chance to make some money you better beleive I'm gonna go for it. Money makes my life easier and making more of it will get me closer to my goal of early retirement. So as the saying goes " I buy houses for CASH,,, call me"

It looks like the state is concerned about exotic mortgages. I think they will be more concerned when lots of these ARMs start reseting in 2007 and 2008.

Well no duuhh. Doesn't anyone remember putting 20% down and going to the bank with a armful of paperwork to get a loan? I would hate to have money in these banks with the whole consolidate debt, take cash out of your own house ATM, refinance for the 5th time, rates will never be lower commercials. Does this mean the bank freely gave money to people who couldn't pay back the loan, verify income, or even evaluate the property risks, then sold the loans to Fannie or Freddie or some hedge fund who repackaged it and sold it as MBS to your retirement account or pension fund? Damn...

Another tidbit: "So-called exotic loans provide more flexibility for consumers and have been sold more widely in recent years, creating federal and state regulator concerns that borrowers may use such loans without fully understanding terms and risks."

So these idiots who bought the soon to be REO home, didn't understand a binding contract they signed? How stupid can these cattle be? They even have online mortgage calculators now. And why does the govt want to protect them now? Could the next step will be a federal law stopping foreclosures?

No, I don't think a few REO houses being sold below the average will affect your homes appreciation.

Hey I'm sorry for that insulting comment. I want to make peace with both you and Rabi. You must have read much earlier in this thread that I agree RE is a good long term investment. I just don't expect prices to increase year after year without coming down at all. Hold a piece of property for 10 or more years and you can't go wrong.
