LOL!!!  Yea they clearly bid that one up too high.  You are right though Terracore.  That tactic does obviously still work in a stagnant market.  Love the signs.  Too much.  LOL

Can anyone explain clearly why the interest paid is/seems more on 3% mortgage than 5% bank account? The more I read, the less I understand.

Usually a bank account is much smaller than a home loan.  If you had a $500,000 mortgage and a $500,000 bank account, both at the same interest rate, the interest made and interest paid should be the same amount.

explain clearly

The clearest I can put it is:  The house always wins.

One is APR and the other IS APY.

Market update:

There are, as of today 91 homes on the market in HPP.  The number has increased slightly but steadily, since the thread began.

The median asking price is $575,000.

16 house sales closed in the last 30 days.  https://www.zillow.com/homes/recently_so...A%7B%7D%7D

So we have a nearly 6 month supply of houses on the market in HPP.  (91/16=5.7)

21 of the houses currently for sale in HPP experienced at least one price reduction in the first 11 days of June.

The total reduction for all 21 houses was $440,470

The average home for sale in HPP lost $440.02 per day so far in June.  ($440,470 / 91 houses / 11 days)

Let's be clear.  The sky is not falling.

But, here is another builder who decided today to punt.  https://www.redfin.com/HI/Keaau/15-1769-...e/79181014

Ripped, rolled, base course, even a Koa tree on a well maintained gravel road.

Ive always wanted to know how much it takes to rip a lot. If an owner stands to make considerably more from a ripped lot than a jungle lot, it might be a way to earn more money without the hassle of building.
