Are any actual pieces of art, built with pride custom from ground up for quality and ambiance, rather than fly by night crap that's so in vogue hereabouts?

Great question MyMan!  This is just my humble opinion and I have not been paying close attention to the inventory in HPP for some time.  It does seem like those quality houses you mention get built in Waimea and Waikoloa.  Craftsmen work in Pauillo and Puako.  With some notable exceptions, HPP gets "crap that's so in vogue hereabouts".  It's what people can afford and feel fortunate to have.  Not to throw shade on folks who build in HPP.  I'm sure there are people doing as much as they can with what they have to work with.

This is not based on experience - - but might the kit homes get permits faster since they're based on approved designs? That would be an advantage when a builder wants to crank out multiple units as quickly as possible.

Excellent point.  A number of the HPM kits are "pre-approved" and surely the guy pumping out the cookie cutter 1334s gets those approved quickly.

I completely agree.  That's three strikes, so you're out!  Of your mind, that is.   And yet, people buy those homes.

My realtor lives in HPP, and while we were searching for a home, we got to see some pre-existing (not new) homes in that area. Obviously, compared to what you can get for under $600K in Oahu, the HPP homes looked like mansions. Anyway, my wife vetoed HPP and a number of other areas, based on a single factor: catchment vs. town water. She does not like to shower using rain water.
I think the general question boils down to how much of a mortgage can a family afford. This puts them in a box for each $50K increment to the price. If a person relies on income to afford a home, then HPP is not the ideal location to live. Maybe they work as an independent contractor (HVAC, electrician, etc.), but what about white collar jobs?
