aloha punawebsters
im looking for info, advice, and what not for a couple of californians planning on moving to the big island and looking mostly in the orchidland estates sections. any knowledge anyone can share???

Orchidland looks nice and all with their two acre lots. But one must realize the vast majority of those two acre lots are what folks call spagetti lots as in thin noodles. Plus the roads aren't the best. I think you folks are better off looking at lots/homes in "Hawaiian Paradise Park". Though HPP is mostly one acre lots they are NOT spagetti lots! I'm currently having a home built on a one acre lot there, and I'm extremely happy. I can hear the ocean from my 3rd Ave. lot!!!

Orchidland has the advantage of being more affordable than HPP, where I live. It is possible to get two acres in Orchidland for what you might pay for one in HPP. Beachboy is right about the roads, though, and he is also right about most of the lots being spaghetti, with some exceptions. Another consideration is commuting to Hilo, which is made difficult by the lack of traffic lights to help you make the left turn onto Hwy 130 in the mornings. There is a small section up around 39 and Pohaku or thereabout that floods in heavy rains.
It is pretty there, though, and there are some affordable lots with ocean or mountain views. I know several families who are quite happy living there.
BTW, this forum has a good search engine, and you should use it to find some earlier comments on Orchidland and other subdivisions. Good luck, and I hope you find what you are looking for.

I used to live in Orchidland. Very pretty area. A little more rain than HPP I think. Had wonderful neighbors. I think the 3 acre lots are the spaghetti lots and some of the 2 acre lots are more square if I remember right. My only complaint was the roads

We live in orchidland and like it. There isnt as much traffic or people here. Yes the roads arent great, but there isnt the amount of building going on as in say HPP. We rarely wake up to the sound of a D9. If you consider moving here consider buying 2, 2 acre lots side by side as most are spagetti lots. Ps., there has been some changes with our road committee and they seem to be doing a good job. Ps. In case you dont have it:

I think it goes without saying that evey subdivision in Puna offers something to somebody. They all have their own beauty. Let's us not forget the old saying, "beauty is in the eye of the beholder".

Orchidland lots are 1, 2 or 3 acres depending on how far up you go.
We have a three acre spagetti lot: 125x1056. I belive HPP lots are 135x??? so there is not really much difference in width, just in depth.
You don't have to put a house in the first 130', although most people do to save the price of a pole. If the houses are staggered and the vegitation left it can be very private and quite.
When we first moved here from a 50x100 city lot we thought an acre was a huge lot and bought one in HPP. After we got here it did not seem like so much so we sold it and moved to Orchidland. Its nice to have that much space. HPP seems to us like a bedroom community.
Like other subdivisions the lots and neighborhoods vary. Feel free to stop by and visit.

I love Orchidland. I got 2 side by side 3 acre lots. It's lovely. Great neighbors.
Far as I am concerned it's about the last place where you can buy a lot of acreage and be somewhat close to Hilo with good roads. It's better then HPP, It's got better trade winds and is higher so it's a bit cooler and some lots have a view and some have dirt...
Smaller sub division as well.

thanks for all the great info. im gonna keep looking into it. the 2 side by side lots sounds like a good idea. 130 wide is much more than we have here in huntington beach though..
