Hello,
Just wanted to see if anyone has been to any of the foreclosure auctions recently at the courthouse, are there bargains out there now?
Appreciate your observations on how things have been picking up in this segment recently?

There is a place on the web that has a list of properties. Would be interesting to see how long the list is this time around.
I am sure there are some bargains to be had. Tho, just remember I think if the seller got enough cash together they can buy it back from you. I think they have one year. Don't quote me on this because I've never been to one and it's been awhile since I looked at the details...

ericlp, I think you're thinking of the delinquent tax sales in which the owners have 1 year to get their property back.
From the county site: "The taxpayer may redeem the property sold by payment to the purchaser at the sale, within one (1) year from the date of the sale, of the amount paid by the purchaser, together with all costs and expenses which the purchaser was required to pay, including the fee for recording the deed, and in addition hereto, interest on such amount at the rate of twelve percent (12%)a year."

Jodi is correct. You can find the list at http://www.hawaii-county.com/real_proper...axsale.pdf. I go there both times every year (it's usually in May and November.) Even though the market was considerably cooling last November, most properties were bid up to market levels. Even if you buy, one thing to remember: you can't do anything with the property for a year since the original owner has one year to buy it back from you.

Yep, the tax sales do have a right of redemption. Foreclosures don't.
You're right, John R, the last tax sale I went to, people were bidding the properties up to and over what comparable properties were listed for. Auction frenzy, I think.

You can just go to http://www.hawaii-county.com, click on "Real Property Tax" and click on the "List of Parcels for Tax Sale" at the bottom of the page.
