Hi all,
I've done a considerable amount of research on Hawaiian Acres. Such as:
The Restrictions
The wall
Topo maps
The CCRs
The weather
The Roads
The utilities or lack of in places
The frogs
The VOG
A big thanks to y'all for the countless threads on the east side in general. And to Pam for rescueing me from the K web a long time ago.
I would like to hear from any of you that live in HA. I was there or either in Fern Acres some years back but wasn't really thinking of buying there at the time. I was still pretty muvh infatuated with Kauai.
Anywho, any input would be cool, Good, Bad, ugly? Love to hear from the resident Realtors as well. Although I do,somewhat, have a Realtor. I call him the Prime Minister. He has set me up on an auto update, we call it a prospect list here in Tx., where you automaticly get updates from the MLS. Anyway, thanks in advance for any info you care to share.

When I first started to consider a move to the Big Island, it seemed that this sub was the best deal for the buck. After I drove around to check out some parcels (saw rooster farms, junk cars with bullet holes and rutty water-filled roads), I have refined my ideas somewhat. With an agent, I viewed a beautiful home, fenced, cleared with pasture, on a paved road and stream alongside, but out of my price range. This sub is like a patchwork quilt!
Some live in shipping containers, others have palaces. You'll have to check out the 'hood before you buy. Privacy will be easy there, I believe.

Well... You can get a lot of land for the dollar... One good thing is altho long and skinny the lots are 150' by 950 deep. So, if you did buy two lots you could get 300X950...
Restrictions? None
CCR's NONE....
Cable None
Water None
Frogs MANY!!! Like any other puna subdivision... I don't think your gonna get away from the frogs unless you up in Volcano.
Power is on SSP and phone is available.
I think the entire sub is AG lots where ... like others have said, Can have pig or roster farms...
I never did care for the roads they are big long (Limited Sight Distance) Huge Roller Coaster Roads... You never know who's or whats on the other side of that hill... Sad part is people drive these roads WAY too fast...If I recall there were a few crosses on those roads so be careful!
As others have said, check out the parcels before you buy... Talk to all the neighbors and anyone you can ...

Hey Dave M -- Is your auto update with Harry Pritkin? If so, that is a valuable resource and I am sure he is a good realtor but if you are shopping the Punaside you need to establish a relationship with a realtor that specializes in Puna. It is a whole different experience on the East side, different things to watch out for etc. You can stay on Harry's update and it is no sweat off his back 'cause he just feed your e-mail into his database.
Two active realtor's on Pweb are John Dirgo & John Rabi. John D specializes in Puna and John Rabi can refer you to someone in his office that does. I have no personal sales experience with either but several on this forum who do speak highly of them.

Keep em coming. Hey Punagirl thanks for the info. But my updates are not coming from Harry. I made contact with the Prime Minister when I was attempting to reach John D. (I think) At that time all I was interested in was getting the updates for certain areas.
I agree that the east side is a different animal than the west side. I would go as far as to say that the east side of the BI is different than any other island. Of all of the islands I've been on I think that parts of Molokai are the closest thing to the east side of the BI that I have seen.
Morgan, thanks for your input. Bah.. I hate roosters and you know they're not for eggs.
I do plan to look before I leap. The fact that I've been selling rural land for a while will give me a little bit of an edge. But be assured, I'm smart enough to know that I don't know, and will need the input of a good agent.
Erclp, I never really thought about people speeding down those roads, wow good point. We have some of that here. Don't care for it here and won't care for it there. Thanks again..

Hawaiian Acres is really inconsistent (some great areas, some bad ones). There's some areas near pavement with distant ocean views. You have to just explore each street to see if its somewhere where you'd be comfortable.

Thanks for the reply. I don't think it was a matter of you not calling me back. If I remember I think you had just changed offices and the fellow I talked to at your old office was very adamant that he give me your new number/cell#?
This was a Friday evening and there were several agents sitting around the office kinda razzing me. I told the guy (prime minister) that he sounded very ethical and all I wanted was to have someone put me on a prospect email. Again, he pointed out that you could do that.
LOL.. so I told him that he could put me on an update for condos and land, as well, I told him that I'd meet with you both when/if I arrived and choose the one that best fit me, for a buyers agent. So you're still in the picture. The reason for this long post is, to be honest with you, I was impressed that he didn't try to steal me away from you. The stories I've heard are that it's very competitive there.
Sooo... that's where we are and that's how we got there. I am looking at two lots that are side by side on Rd 7. But i think 50K is a bit hi. And as you mentioned I will have to look at the road etc.. After I look with one of you and you/I get to know more what I want (Rd.,area, etc etc..) If I don't find something in my first visit I might do some thing sight unseen. Of course I may have to get the opinions of some of these good punatics. Sorry for the ramble. Aloha, dave

Hi Dave M,
My wife and I own a place near 6 and f, we get out there about twice a year. Seems dryer then some areas of the acres, the area is so large there are micro climates thru out. We would like more soil but hey the price was right especially 5 years ago. The temperature is about 5 degress cooler during the day then Hilo and gets down to about 60 maybe less at night. The neighbors by us are friendly, always wave when going by, have talked to two so far.
Like everyone else has said each lot would have to be checked. What are your plans for the lots if you don't mind me asking?
I know one thing I sure miss the rain, haven't had a drop here in Alabama for 4 or 5 weeks and temps of 90 degrees.
If you have any particular questions I would be glad to try and answer them.

So would you say it's dryer down towards F & G rds? I know (I think) its going down in elevation as you go away from Hwy 11 or A. My topo maps are hard to overlay onto my subdivision map but it appears down hill.
I read here about another subdivision that is somewhat contiguous to HA near the SE have you seen the place where the roads come through or are you familiar with this at all.
I've seen pictures of Rd. 8. it looks pretty nice. I was wondering if that is going to be a thouroughfare down toward the subdidvision to the east. I think the rd that comes through is Ainaloa Blvd. (sp) Do you know anything about this?
My plans are to purchase one or two lots and build a Pole house (which my wife is at about 60-65% perecent on board) dam, she just looked over my shoulder and said I was high. Ok, but I do have permission to buy one lot. I would like two lots. I would like to build a house (pole house) on one lot and a guest house (small yurt)on the second lot both leaning towards the center line.
I wish the lots were a little wider. And i do plan to look before I buy. Maybe i can check out your lot, for you, when I'm there.
What utilities are available to your lot? I know water is catchment throughout. Thanks for the reply. dave
