about having a vacation rental, to be successful you need to choose the property well. Remember, most visitors spend a lot to fly here and they prefer something "special" -- oceanfront is the best of course. They like an element of fantasy too.

It's not easy to compete with all the rentals that have the advantage of great proximity to the water and great views.

I have been doing a small cottage rental in Hilo for the past two years. It worked out well for us, but because we didn't have the views or location, just a nice garden setting, we kept the price really low. $50 a night.

We were aiming more at a nice place for people who were visiting to buy property and weren't going to be sitting on their ocean view lanai anyway. We also went with the best of everything where we could, and people appreciated the little touches.

Point being, a vacation rental isn't an overnight success just because you have a house. You do need to figure out your market niche and package it.

Yes I think known vacation rentals are targets, like any house known to be vacant or to have tourists leaving cameras around and such, so you have to deal with security.

Our cottage is an ohana on our property, so we were fortunate that way. In fact, that was one of our marketing angles, that the place is secure and watched over.

PS. Big difference between the people who smoke pot and those who smoke ice! How many of the so-called druggies hanging around Pahoa are just potsmokers, a lot of them I think.

If you plan on renting out the vacation rental for over 6 months....you really have to find a good spot and that usually translates to ocean view or ocean front = more expensive properties.

For vacationers - seaview, kehena, kapoho areas are very popular for rental destinations even with locals on the island...it may cost you more for land but you will have more rental potential...also you can probably charge more than lower end properties especially if its going to be a newer home, newer amenities and nicer views.
