We'd like to put a small house on our home for vacations. We would add to it later, or perhaps it could become the guest house (by removing the kitchen) when a larger home goes up.

Any ball park guesses on what it would cost to put in a small studio, perhaps 500 square feet?

We would want to put in a well and a full size septic tank (one that can accommodate a larger home later). We would also need to put in the driveway and housepad, as nothing has ever been done to the lot.

How much money are we talking here?


Edit: I forgot to mention that we would like to use CastleBlock materials. We would need a general contractor or project manager, as we are clueless on these matters.

Thank you to Daniel and others who replied to me via email, sometimes with detailed cost lists!

It would appear that a studio house (500 square feet) that would later become a guest house (by removing the kitchen) could be had for perhaps $85,000 or less, including the septic tank, lot clearing, driveway, and a well for water.

Rob, we actually chatted by phone a couple of months ago. You were very helpful! We're on the mainland right now, so face-to-face won't yet work. We have pretty much decided that going with eco-friendly materials that stand up to hurricanes, fire and termites is not a bad way to go!

You can have it done for half that price! I know, at my last place of residence(9th Ave-HPP) i watched a 500 sq ft unit go up. Price, less than $40K

Just remember, you have fixed costs like cesspool, clearing, catchment, etc., that have nothing to do with the sq.ft. of the house. If you know anyone who would put up a studio house like that for less than $40K please have him call me!

At $130/square foot, the building would run around $65,000. On top of that, there is perhaps $10,600 for the well where we are. As John notes, there is also the septic system, land clearing, house pad preparation, electricity...

John, I'm pretty sure about my numbers. This place included a few upgrades too. Plus it has a septic Tank. It also has some 'state of the art' stuff too like a "Paloma Tankless Water Heater", and a very nice custom wood ceiling.
The owner is in the Bay Area for a few more days. When she returns I'll ask her once again about what she paid to have it built. Had I seen this thread yesterday I'd know for sure. I was a contractors' home briefly to pick up paint last night!!!

Don't know final price but Argust offers a 16x32 unit, shell package, roofing doors windows framing, post an peir , for 11,500, which includes architect, septic or cess pool civil engineer, and running the plans threw the county.. Without architect, engineer, and plan package it's $9,500.. I am attempting to take two of these with several modifications..
