I was wondering what you think about the multi facetted homes built in keeau. check them out at multi facetted homes.com some say they would be hard for resale i think they are more of a island style home.if there is any realitors please let me know what you think about them thanks alot.

They are very high quality, but can be expensive to build. The shape of them can result in some odd (almost unusable) spaces.

The biggest problem with those type of homes is that they are considered "unconventional" and, therefore, not easy to get a loan on, so your mortgage rate will be higher. As with all unconventional homes, they are more difficult to sell too.

I am about to build one for a client, and I have toured a finished one, and one being built. The finished product is beutiful, but dont believe the hype on their website about them saving you money because of the panelized main structure. There are alot of hidden cost in building one of these homes. It's like building a big piece of furniture to live in, all structural members are finish grade, so care must be taken in handling and constructing them. If you are thinking of going with one of their basic structures with no add ons, then it will be easy to construct the walls and roof of the shell. I think it's true that you can put the wall and roof panels together in a day, but that part wouldn't take more than two days to stick frame. I like what they have, but you can pretty much figure the price tag to build one to be in the custom home range. I'll report back once I've had a chance to start building.

thank you for your thoughts, me being a carpenter for 23 years that is what i thought they look nice but wasted space but my wife likes them but after hearing what rabi said he has made up my mind .so is there any home plans around that are more island style than just the kind hpm has and yes i would like to be able to build something i can sell rather quick when im done with it and move on to another. thanks again all.

We considered them 3 years ago when getting ready to build. In addition to MUCH higher prices than the web page suggests, we found that they require very high maintenance. Just not worth it, imho. P

There is one on 25th and Makuu at the dead end I think 25th anyway might be 27th.

It isn't that difficult to draw up your own set of plans. If it is less than 1,800 (or is it 1,200?) square feet and on a concrete foundation, you don't even need an engineer's stamp on the plans. Anything on post and pier needs an engineer's (or architect's) stamp and there are a few other restrictions. You can look up the requirements on the County of Hawaii's website.

Another way to build a nice house inexpensively is to kinda have an idea of what you'd like and then have a draftsperson draw it up. That's what I've been doing since about '81 or so, turning people's ideas into blueprints, so you could email me if you'd like specifics. Also KapohoCat does a lot with the construction industry, she would also know some draftspeople.
