HPP hands down.

1) it's affordable. Donald Trump was right when he said on national TV that HPP is one of the best kept secrets. It has the lowest property taxes I've ever seen (when using the resident exemption)
2) its far enough away from the city yet close enough if you have an emergency and need the hospital facilities
3)It's insurable. HPP is designated Lava Zone three which means insurance companys will insure your home at a very reasonable price
4)HPP is so large it has three different climatic zone so if you if don't like rain forest....try the ocean or the steepe.
5)It has a large melting pot of people and nationalities (which is what I like).
6) It's rural but not isolated. But it will be the only the only Puna subdivision with completely paved roads.

I could go on and on.

Macuu222, I agree with all your points except the paved roads. At the last general meeting of the HPPOA, it was announced that the $12 million bond issue for paving the roads would NOT be sufficient to properly pave all the roads. So they are working on a plan to pave only a limited amount of the numbered streets (10, 16, and 22 were mentioned specifically with some others spoken of as possibles, depending on traffic levels.) They also plan to use some of the money to bring the lower ends of the currently paved roads up to the standard of the improved section of Paradise. So no paving of all the roads. Of course, this is NOT what was presented to the membership at the time of the election to authorize the bonds. I called the Association office last week to see when the minutes of the meeting were to be posted on the website and was told, "As soon as someone gives them to me to post." (I would like to see the minutes to be sure I understood it all, and the road report came in the wake of the bombshell volcano speech.) The secretary did tell me that the actual paving plan has not yet been finalized.

We bought and are shortly moving to Royal Hawaiian, partly because of the roads. Buying the lot next door in time, for some buffer. Lived in Fern Forest back in the Dodge City days, liked the weather when we could bail to Kalapana for some sun, kinda hard now. So next best will be a camper for rainouts (over a week) or Kona winds which send us Peles Breath!

I am also curious about Fern Acres. I would like a little piece of land (property) with an ocean view, even if it is in the distance. I have seen several advertised in Fern Acres. We are moving to the BI in June and will visit in March. Does anyone know the elevations there?

Then general elevation of FA's is between 1400 and 1600 feet per our per USGS topigraphical map from Hilo's own Basically Books store. Fun place take dollars! LOL
