Looking at the foreclosures in the paper today, I was wondering what "no upset price" means. Surely banks wouldn't sell a property for a potentially tiny return?

rbakker, I don't think $5K will get you anything there. (I went to all but one tax sales during the past 10 or so years, so I know the selling ratio of the properties.) You get a Tax Deed, but you don't get Title Insurance. The title report of all properties is on display there and available for you to read. Good luck with bidding!

Sorry, you need to get the "report" from someone else. I had an emergency surgery 12 days ago and I was just released from the hospital a few days ago. I am still under home care and my very last concern is the tax sale.

I went to the tax auction today. The room (Crown at Naniloa) was too small for the crowd that turned up and there were a few heated words outside but in the end they let people in to stand at the back.

The prices were higher than I expected, maybe the economy isn't as soft as I thought. Also, quite a few properties had been withdrawn from sale - I guess this means the owner paid up. A good day for the county!

Below are the results up to lot 117; I left after that. Lowest was 4K for 8,040 sqft in Nanawale Estates, highest was 40.9K for an acre on 1st and Kaloli in HPP.

First number is the lot number, second the tax key, third the winning bid. For HPP I've noted the street name/number.

Thanks, it looks like I will survive. (I actually went to work in the morning both yesterday and today, but came home to rest after lunchtime.)

no, it was because of some legal issues with the japenese courts and the notification process needed in japan, the county obviousy blew it but they said it would be resolved by next auction and those properties that weren't paid up would be put back on
