permit.

Does anyone know what the present time frame is for a building permit. The septic is engineered, in and inspected, permit was applied for on tuesday. Is their a walk through process that could push things along, or better to wait? Thanks, Gordon.

Wait and don't bug them too much. If you bother them overmuch they will inspect your plans closer or send you off somewhere to get a stamp just to get you out of their hair. It shouldn't take too long. You can usually start clearing the lot if it is less than - what's the number? - a quarter acre? You can also start getting quotes for supplies, too. That takes awhile and can be done before the permit is issued. Are you doing this owner/builder or using a contractor? If you are using a contractor, you can start shopping for a contractor. The permit shouldn't take more than a couple of weeks or so since things are real slow at the moment. If you already have the septic part done it could be done by next week but just be hopeful and patient. Find some stuff you can do before the permit is issued. They do not come out and inspect before the project starts, so you can start preparing concrete forms if you are pouring a slab. Don't pour the concrete until after the permit has been issued and the forms inspected, though.

When you applied for the permit, did you take the plans to the Engineering & Planning sections? Generally, plans get taken over to those offices for signatures before the permit gets dropped off at the Board of Health where it gets stuck for "ten days". If you already have the septic in and permitted, then the Board of Health stop won't be necessary. If you are building in a sub-division with private roads you won't need a driveway permit. It also depends on how big of a construction project you are doing, shopping centers take longer than houses, ya know.

Hotcatz, thanks a lot, I appreciate your input and experience. Now I can back down my helpers who want to get going! It's a minimally small structure, 640 sf. with local stamped plans and inspected septic.

DOH is running way shorter for RN's engineering designs - depends what other engineers are doing them on line.

When Ron does them on line - it is about 2 days and we are getting them back. Ha scut out quite a bit of time!

And file for electrical and plumbing permits as soon as you get your building permit. If you are pouring a slab get the ground into the slab--ever so much easier than trying to drive ground rods.

Since you aren't pouring a slab the first on-site inspector you will have will be for the plumbing rough ins or the structural before the drywall is put on. You can start clearing, work on the driveway, start putting out the footings and all kinds of fun stuff while waiting for the permit to process.

I was in the permit dept yesterday, they said it was running about 3 weeks. If you've already got your septic done then mebbe 2 will do it. Hotzcatz has it right, you can do your site prep, catchment tank, etc... Did you say your septic has already been inspected? Huh... I didn't think they did that until the permit had passed... Anyway, when you're building a home there's always plenty of stuff to do! Good luck~
