For the record, I'm not jealous of Mr. Rabi. I now know why he is so wealthy. He's smarter than any of us. Just don't believe everything he says on this forum.

Simple, look at the real estate agent-owned property listings and check the TMK record against them to see how much they bought the properties for. Note in addition that the TMK records do not indicate whether they used the property as an ATM machine. The properties (six) that I sold in 2005 and 2006 are public record. I still own a condo where I live, I bought it for $200K (public record) and it doesn't matter how much it is worth now, I live there. (It's worth 50% more.) I also own two pieces of land that I bought for retirement to build a house on one, but undecided on which one. I also own a house that I built as a spec, and though I still could sell it with a small profit even now (because I bought the land cheap) I decided to rent it out instead, because I believe its value will increase.
I have no problem posting these since they all are public record. Am I a financial genius? No. I am fortunate enough to be in a position to learn of the good deals before most everybody and I have the guts to pull the trigger. I only buy what I can afford, and when I buy something I have a Plan A and a Plan B, sometimes even a Plan C, and I also have an exit point.

John, I was not accusing you of being a speculator and I don't care either way. There is nothing inherently wrong with speculation. There is nothing wrong with a Realtor being involved in the market that way as long as he/she is honest and fair, which is much easier if the property being purchased is listed by someone else. I was just trying to be totally honest in my statement that Realtors were not a cause of the bubble.

hows the weather today? man i would love to just go for a drive with my windows down but at -2 its too chilly.

radioguy will be fine cause he is in a position to keep or let go and buy later. like damon said most of us are all much better off than most. if it wasnt so we wouldnt be here today debaeing, learning and teaching each other.

when i was younger i just wanted to pay bills and keep the family happy and safe. worked 2 jobs like forever. now at 50 life is so much easier and being a grandfather is special.

when we reach a certain age in our lives then its time to give back to the younger folks. i think we should all live within our means and help those who need help. just listening and caring is 1/2 of the puzzzle.

I have 3 friends who are realtors. due to the nature of their job its seems like its all about $. one is always telling me of the good deals he has landed and how much of a profit he will make. good guy just into the $. other professions are much of the same. wrong to be like this? maybe not, but its not me thats all. i do know that he has helped me get on my feet with good advice and chances to get involed in some good deals. Having the $ to invest has always been the issue for me. i guess what this is coming down to is to each his own and when we die its all staying so.....enjoy life as you have it.

heck any of us could win the "BIG ONE", then what we be like?

People like the (Johns) can be very helpful in establishing a foot hold in Hawaii for the ones that are not able to be on island for whatever reason.

Listen, you guys lay off John Rabi. When we needed his professional help, he was there..and more than one time. And I am sure I am not the only one. And if I ever need his help or advice, I will not hesitate to ask him because he acts in a professional way. So you better all lay off him...or..or...I will have to hop on a plane and come to Hawaii and miss the freezing rain coming to Oklahoma this weekend...tell all you guys off in person..so there. But really, some of you must not really know John or you would not be saying anything negative about him..!

Well not to drag up this stupid realtor bashing theme but to up date some info I heard about California, supposedly the banks are liquidating all there bad loans to get the cash, any amount of cash and then to invest it in commodities, they have lost all hope of a recovery and are now on survival mode, they think that food is the only thing of value and they want as much cash as they can get to get it. No one is paying there mortgages anymore and they are continuing to live in there homes, no one even wants to modify. Some of the loans have been repackaged and sold so many times that there is no legal way for anyone to foreclose.
They think that when the phony bailout money is printed and in the system it will cause terrible inflation.
