Thanks Stillhope, we hope you like your new well! I am currently working on getting a website up so maybe by the time you are ready to install the pressure tank and other accessories there will be some more detailed instructions available for the plumber. We currently have excellent paper instructions made by a wonderful lady in HPP, which will also be available in PDF format on the website.

Could someone explain the difference between "grubbing" and "ripping"? This was discussed in a thread a year or so back, but the search feature on the site does not seem to be able to find it.

Jerry, Jerry, Jerry Gardner. One of the most HONEST people I know. Good electrician and knowledgeable about other things outside of his license (in other words, if you need an honest second opinion -- he's a good bet to tell if the other person is blowing smoke up your a**).

To hpp4me -- a simple answer would be that "grubbing" is more like selectively clearing and making a housepad. Ripping is kind of like the word would indicate, rip the lot from pole to pole. Also, be aware that grubbing above a certain area, separate from a house plan permit can require a separate license (I believe its over one acre, but I have not checked recently).

I thought "grubbing" means just clearing the lot and "ripping" means you rearrange the contours and elevation levels within the lot. As far as the permit is concerned there is just one official thing: grubbing. John is correct, you need a permit if you want to grub more than one acre.

Ripping is deeper than grubbing and is usually used to break up below ground pahoehoe flows so there will be better drainage. They put a BIG spike on the dozer and rip the ground up with it, hence the name.

As far as good contractors, if you can get Wahine Builders involved, they are the most excellent construction folks I've ever seen, but unfortunately they are based on Oahu.

If you need some really fine woodwork, I mean REALLY FINE woodwork, then call Peter Ziroli. He makes museum quality furniture, cabinets, chairs, entry gates, etc. He is not cheap but he is extremely excellent.
