Horrible Experience with Draftsman
#1
To prevent others from experiencing the nightmare I experienced for over a YEAR with a very disreputable and dishonest draftsman, I'm submitting the following warning:
AVOID DOING BUISNESS WITH RICHARD REIKE dba RARE DESIGN HAWAII.
When Richard first contracted with me to do drawings to obtain a permit from the county for an existing structure he assured me that he knew the people in the building department and the process would take 3-4 weeks. A year later, after many misrepresentations and delays, and having to threaten Mr Reike with a lawsuit, the required information was submitted and the final inspection was approved.
Toward the end of the process Mr Reike, on three occasions, told me the paperwork the county required had been submitted. When I called the county for the inspection they told me they had NOT received the information. I personally know of others who are extremely dissatisfied with Mr Reike's way of doing business and several workers who state that he owes them money for work they performed and were never paid. The delays of a year were extremely costly. I highly recommend that you avoid doing business with Mr Reike.

Based on my 15 years on real estate, there is only one person I would hire for a job like this, Klaus Conventz of Baumeister Consulting.

I've not met the fellow, Richard Rieke, nor had anything to do with any of his jobs, but "knowing folks in the Building Department" isn't as important as knowing the Building Code when it comes to getting permits for things. Permits for existing structures are generally more difficult than new construction permits since you have to know the code enough to know if the existing structure will need modification to meet code. Also, frequently, the need for a permit is driven by the building already having been turned in as an unpermitted structured which does not endear it to the Building Department so they are frequently motivated to make very sure it is a valid structure before they sign off on it.

There is another name I could add to the list of disastrous draftsmen but that fellow seems to have quit calling himself an architect (he never was) and has gone off to doing other things so I won't put his name out there. Over the years, I've repaired several of his jobs at about one sixth or less of the amount he charged the poor folks who didn't know he was a charlatan. One person he charged $5K for a set of plans that were entirely unusable since he never paid attention to setbacks or the zoning on the lot. Didn't refund the money, either, when the plans were not buildable. Hmpf!

As the construction industry cools off and slows down, the less than competent people are being weeded out again. This happens generally at least once every ten years or so.
