Interesting. Wonder why, as most insurance (except liability) is for the structure not the land.

Can you separate it?
Say,one lot yours,the other - you wife's.

One smaller for the house and the other one for the garden or something..

I don't know how much of a legal headache it is,but worth trying.

It doesn't affect us, we're using Lloyds of London which will be cheaper than HPIA.

StillHope, that would require subdividing-request for rezoning-hearing-improvements. Probably not worth it.
David, I asked and the agent said they didn't know why either. You can't insure land. He said it was just a "quirk" in the way business is in Hawai'i.

Probably,for the same reason no termite treatment under P&P if soil and mandatory treatment if concrete under the same house![}Smile]

Whoa! This is the first time I heard that Lloyds is cheaper then HPIA! It used to be astronomical to insure with them.
There has never been "land insurance" here since there is nothing to insure. I can imagine someone overly cautious wanting liability insurance on land in case a trespasser gets injured there, but that would be the only insurance one might need.

I heard from someone else in Seaview that Lloyds is cheaper and includes hurricane than getting HPIA and hurricane, so will probably switch to them this year.

I've already paid for year for HIPA as a part for my construction loan.How can I switch to Llloyd's? Or do I have to wait for a year?

Don't jump the gun, first get a quote. If it's better than get the new policy and cancel the old one. Your lender requires the insurance so make sure yours don't lapse.
