Does anyone no the rules about building a second house on lots in Orcidland? Is there a lot size requirement? I emailed the association but they never back.

Currently Ohana Dwelling Units (ODU) which are legal 2nd residences with a kitchen are allowed only on residential ® zoning of lots greater than 10,000 sf. Benefit to Hilo, detriment to Puna. Orchidland is all Ag zoning so under the current rules ohanas are not legal there despite the lots being far in excess of 10,000 sf.
On AG land a second dwelling is allowed for farm workers..... not often approved. The current zoning is an example of just how stupid and ill intended our Planning Department is. Do not expect any changes under Billy Kenoi or Harry Kim.
Assume the best and ask questions.

Thanks Rob, I was wondering because all of the neighboring lots to mine have 2 houses on them.
Terracore was you asking me or anyone? Good question how about a second dwelling with no kitchen for guests?

Two or more structures with one kitchen on the property is generally doable. A Farm Worker Dwelling (w/ kitchen) will require (I believe) evidence of agricultural pursuits (not too convincing on a single acre).
If you have a main residence with it's kitchen and are wanting additional detached sleeping structures bear in mind that most cesspools or septic systems allow no more than five bedrooms. After that an additional ISDS (Individual Sewage Disposal System) is required.

Don't quote me, but my interpretation of the rules seems to be anything goes so long as you don't make enemies with the neighbors!

thanks Rob and Rainy Jim. I get a long with my neighbors here in Washington State so I should be OK there. In fact one of my neighbors here says I'm the best neighbor. Kind of funny to hear that since we're Native Americans and when we first moved here the neighbors caused all kinds of problems for us and one neighbor worked in the building department so had problems getting premits, had to get a lawyer. I don't know what they were thinking maybe oh no Indians moving in there goes the neighborhood. I guess now they know we aren't any different then anyone else.

A planning permit is required to build a second house on one lot.If it is possible to apply for a second house there are strict design controls and location criteria that must be met if a planning permit is to be granted.
