Hello Punaweb posters!

I am new to this forum,

I'm currently wwoofing down off Kapoho Road, but looking to buy a 3 acre tract in Orchid Land Estates.

I am curious if anyone lives off of or knows much about Aulii st? This is a paved road in Orchid Land Estates

A familiar story! We wwoofed off Papaya Farms Rd and on our next trip to the BI decided to buy in OL, we are between Aulii and Orchidland at 37th

Yes, it is paved, and that means it is busier than a side street and people drive stupid speeds on it. We prefer the side roads, but it's "more convenient" to be on pavement. Just a personal preference. Have you visited the lot? I recommend staying in the neighborhood a bit to get a feel for the area, talk to the hosts, try to contact your potential neighbors. There are lots of vacation rentals there (email me and I'll let you know where we stayed - rawk at telus dot net).

the lot is between 39th and 40th on Aulii itself, not down a side street

We have a lot on Auli'i between 37th and 38th. Friends of ours bought a 3 acre square on 39th and Auli'i.

There is a large lava tube network underground all up and down Auli'i. I think it is worse on some of the right side lots going up from around 38th to 40th.

We were clueless when we purchased our lot. Friends more diligent discovered the underground caves and explored. The entrance is not on their lot but is on one adjacent.

Just be aware as dozing came be dangerous. If you can afford it have someone local walk the lot with you. Maybe one of the excavating companies.

Maybe we will be neighbors someday.

Just wanted to add. We were there specifically looking and planned to purchase a 3 acre lot off 41st and Aulii. Then the 2 acre lot on pavement popped up in the MLS. It was on the market for 1 day when we saw it. In the end we opted for the two acre lot on pavement versus the 3 acre on the rough road. For us it was a good decision as two acres of rough land to deal with is plenty.

Hello Susan,

Thanks for the information, no realtors or anyone else has yet to mention that to me about Aulii!

To be quite honest the thought of spelunking terrifies me, I really do not like being in caves.

I have walked a good deal of the lot, but it is covered in ule heh ( those ferns that are tough to spell = ) and this stuff makes it very difficult to even see any minor topography changes let alone a lava tube or some smaller pukas

Do you think its necessary to see every last inch of the lot? I feel like i'd have to clear it (with a machete or a smalll dozer) in order to get a better idea of the contour etc than I already have.

We are really happy with our lot and the location. Just wanted you to know what we found out later when our friends were looking for their parcel. Hope you get the lot you love. Get a good weed wacker and machete. We found some real beauty under all that fern. Hope you do too.

rainyjim, it sounds like you've had a good look at the lot and I don't think seeing every inch is feasible. Keep in mind though that if you are planning to build, flat is good. You may not know where you want to put a house, but most people put it within the first couple hundred feet, so if there are dips past there it's not such a big deal.

One of the reasons we chose the lot we did is because we actually could get into it and look around - some lots are impenetrable!

On our last trip we stayed at a vacation rental on Aulii and 38th, the owners live nearby and said it's a good area and good people are in the hood. I say if the land speaks to you, go for it!

I saw someone just now looking at the 3 acre lot in that area. Was it you? If you end up buying it let me know and we can visit. We're just up on 40th pretty close to Aulii.
