Leasing land

Is it possible? I have some acreage not really doing anything and it would be nice to put it to some use. What's the market like if there is one? Land is about 40 acres, maybe make a nice farm or something.

It is VERY possible, in fact most of the large landowners on island lease a significant portion of their land for agricultural purposes. This includes most of the papaya farms in lower Puna (most of the land is owned by large papaya corporations & leased to the farmers), some of the ranching in upper Puna (including the Bishop lands)

The market on ag land varies, as it is all about the land.... things like: soil vs un-ripped recent flow, elevation, current cover growing, precip profile...

anyhoo- this may help get an idea (they do large & fairly small leases- down to 1-5 acre - small lot leases may work for you, if you want a varied income stream & have drivable access through the lot...):

Added: many of our neighbors lease land throughout the area, and one even offered to lease our very, VERY small orchard - We let him use it for free, as he is maintaining it, growing a veritable trove of veggies betwixt the trees... but if your neighbors are farmers, that may be a place to begin....

We recently contracted with a farmer to do 5 acres of sweet potatoes. He wants a different 5 acres for ginger. Great way to use the property. In the past, we licensed a neighbor to pasture his cattle.
My type of farming - no physical work for me LOL

Very possible! Until we can close down our family business in South Florida and make our move we are leasing our plot to a man who is farming Okinawan potato. In exchange for the land use he has agreed to pay the taxes for those years, build us a pig proof fence around the entire parcel, and sew cover crop seed at the end of the term (I buy seed). Not sure if it's even close to going rate but I am happy with the trade, so that's good enough!
