cost to rip a lot on hpp

what type of costs do we have to rip a lot in hpp with a dozer ?

i heard anything from 5k up to 10k

Going rate is ~ $6000.00 per acre. (HPP lots are 1 acre)

I recommend having a small dozer clear selectively around any Ohia(a native tree from the myrtle family) excluding room for a driveway and housepad.

I also recommend talking to Excavation Tech / Paul Andrade - excellent experience working with him.

thats about the price i was figuring. i plan on ripping most of the lot but i will leave a few islands of ohia tress and i will plant a bunch too once i bring in cinder. its not practicle for me to use a small dozer to clear around the ohia trees because the whole lot is full of them. so...i will take most of them down except for the ones in the front. i also need a d9 because i want to rip the lot and only a d9 is capable of that

Yep. Completely understand. FWIW, I recommended Paul because he has/uses a D9 - unaware if he also has smaller types...but he worked wonders with his D9 in my opinion.

One caveat - just to make sure you are aware: If you are not planning to build right away, HOLD OFF ON CLEARING. Weeds here thrive in disturbed ground, so if you clear and leave for a few months you will find an overgrown infested lot that will cost you to clear again. Also, any ohias you plan to leave, make sure he leaves at least a 10 to 20 foot radius undisturbed. Ohia roots are VERY sensitive to compaction and having their growth area restricted. It will take a while, but you will lose those trees, so plan accordingly and make sure you inform you bulldozer operator (flag your tree's perimeter to show him).
