Big Island land appreciation

There have been many stories about how hot the Oahu market is. Has anyone seen statistics for the big island? In particular, how are those vacant Puna lots being valued these days?

Bought several lots in HPP north of Kaloli for 20K each a few years ago. I don't think I'll be able to do that again. Looks like the average price is about $30k now.
Houses also seem to be selling quite a bit faster than even last year. Some are even going for more than asking price. Looks like the activity is around the $200K - $280K range.

Those 20k lots are going to be great investments for you, 8fingers. At the peak they would have sold for closer to 60-70k.

I've also noticed that asking prices for rentals in Puna seem to be creeping upward. I could never figure out why the rents have been so low. Why a person would retire to the midwest when they can rent a nice home for $1200 in Hawaii is beyond me.

Thanks for the tip. I've signed up.

For some reason, the online MLS listings don't provide many "sold" results for vacant land. I know that many lots are selling, but finding the price sold is not easy.

Look on "mauirealestate.com" and they have sales data at the bottem of listings. When I bought my lot in ORchidland for instance, they listed every other lot sold for about 2 yrs. They show the listing price, and the price it sold for as well. Things went up this spring, but there might be a slight lull right now. NOt sure.

Thanks! I stopped looking at this site because they had not updated their data in months. It looks like they are attending to there website again.

I could not find Big Island listings on the Maui site.

Harry Pritikin's link shows land sales and home sales. I've been watching it for over a year now.
Like you, I had given up on the HPP website.
