Hello,
I was wondering if anybody new why the acres people sell on the big island are long acres? Is there a reason for this? And how wide is an acre there? thanks[8D]

Most lots vary little within a subdivision here, but the lots vary more by subdivision.
The main reason for the long "spaghetti" lots is that these were large agricultural plots & the quickest, easiest & cheapest way to subdivide is to create lots with less roads, so lots with less road frontage = more lots per road ... hence long narrow lots ...
Some subdivisions have corner &/or main access road lots that are more square, and some that can will buy adjacent lots for a more square lot
For an idea, HPP has 1 acre lots that are close to 100' wide, and subdivisions with larger lot sizes have slightly wider lots, but much longer, like Orchidland and HA..
ADD for a typical HPP lot frontage street (they are very close to 1 mile per 'segment) there are around 100 one acre lots per road segment, if the lots were more square, with 200' frontage, there would be just over 50 one acre lots per road segment & the road segments would need to be doubled...

HPP lots are 135 feet wide and 350 feet deep, Orchidland and HA aren't much wider. An acre is a little over 45,000 square feet.

Some of the lots in Orchidland are rectangular. You just have to look for this.

1 acre= 43560.5 s.f.
For example, HPP 1 acre lots are 125 x 348 = 43500 s.f.
Leilani, 100 x 436 =43600, and square lots, 200 x 217 = 43400. (all approx.)

to add to the roll call:
Hawaiian Acres' 3-acre lots are 150 feet wide and 870(ish) feet long. Fern Acres' 2-acre lots are 100 feet wide and the same length as HA.

I think spaghetti lots are cool, you can put your house waaayyy back and then line your lot with fruit trees.

Yes, it's all about maximizing lots-per-road-mile while also having a common lot size. Some subdivisions are "all lots same width", others vary the lot size (eg, Orchidland lots are square around an intersection, otherwise spaghetti).
It helps to express it as an aspect ratio, like with screen real estate (cinema vs TV, etc).
HPP: 135x350 is about 2.6:1
Fern Acres: 100x870 is (obviously) 8.7:1
Hawaiian Acres: 150x870 is about 5.8:1
Ainaloa and others are usually in the 65x120 range, so around 1.8:1 ("County minumum 7500sf" is about 1/6th acre).
A ratio in the range 2-3:1 seems to be the best for "residential-style" development.

The downside of the spaghetti lots is you are maintaining 3 acres but your neighbors are almost as close as in a subdivision like Nanawale or Ainaloa. In a climate where windows are usually kept open sounds, from neighbors homes can really drive you crazy.

I guess where you place your home compared to where in the lot your neighbor places theirs makes a huge difference. Windows always open, please dont listen to my baby making music ! ;p
