Puna real estate sales drop, modular homes option?

The number of land and property sales down 60% compared to last year. Rental market very tight. Real estate professionals and housing advocates discuss options with county and state including changes to regulations that prevent the use of modular (manufactured? mobile?) homes.

I've been wondering what it would take to pursuade the county to amend the building codes. Be interesting to see what a professional group can accomplish.

I spent almost 10 years growing up in a trailer, a 40x8 Pontiac and it was well built from my memory.

Before moving here I was a Home Inspector and inspected a fair number of the newer, manufactured homes. Pretty yes, when new and well kept, but with all that particle board a big disaster and not moisture friendly. I've actually stepped those the floor. I would say to work here, especially Puna, ALL particle board would need to replaced when manufactured with a good grade plywood just for starters. Likely even that change would make them too expensive. Ten years down the road, Puna could likely be the poster child for a whole new round of trailer jokes.
Basically, unless the manufacturing specs are significantly upgraded not a good idea.

Its funny pricing on realtor.com for zip 96778 doesn't show a whole lot of price drops/incredible bargains in the area. Perhaps that is a factor as well.

Trailer homes are not for Puna, can't handle the humidity. Why not amend the codes to build homes historically designed to do well in the tropics? We've got lots of countries and islands with a history of building much longer and more refined than ours. I am particularly fond of the Thai tradition of keeping the kitchen outside, open air built off the carport.

Modular homes can be designed for here,like some of the tiny home ideas . What stopping them is contractor board rule that the have to hire hawaii licensed contractors where ever the factory is

I wonder if the portables used by DOE in Keeau meets these criteria (ie were they built with licensed labor Oahu without particle board). Or are they exempt due to emergency declaration or temporary use?

As discussed in other threads, Hawaii County has amended their codes to apply to all mobile housing so fifth-wheels, RVs, manufactured housing, tiny houses on trailers, etc would have to meet code once they are stationary. It will be informative if they are willing to modify this stance at all based on pressure from any group.

The old school trailer homes wouldn't last long here at all (humidity, salt, VOG). The newer modulars are made way too cheap materialize to survive for much longer here as well due to humidity and localized ordinances.

As 007 posted, open air wold be better. As I get older, the idea of a fully climate controlled capable home becomes more attractive.
