Fast Track Bryson's Cinder development

At last night's lava meeting, Mayor Billy also briefly mentioned fast tracking Bryson's development so there would be a place for a new grocery store and other services if needed. Not sure how wise it would be to develop immediately adjacent to the flow, but at least some of that limited commercial zoning in Pahoa would get used (for a while)

The County of Hawaii would rather continue development of a shopping center directly between the paths of the two most recent lava flows, rather than rezone a safer area in Puna to commercial? We need an expedition to Hilo in search of intelligent life.

why don't we start off by putting a small grocery/convenience store in every subdivision? no one should have to drive more than 5 minutes from their house to get a gallon of milk or a bag of ice - and a small store in each subdivision would accomplish that.

nah, scratch that - let's build a multi-million dollar development right next to the other multi-million dollar development that's about to get covered by lava.

Fails on three accounts:
(1) Lets the public come way too close to the Govt's Lava
(2) "Safetyman" our hero, who is actually a chicken in disguise will start making rooster noises
(3) The chance to get rid of all the invasive people species is too good to pass up.

Bryson may build it if he wants....but if I were a prospective tenant....I would look elsewhere. That land next to the bank on Hwy 130 with full utilities already in might be a logical alternative if the price isn't too high...

This just kind of re-opens the topic of having a bigger development in the HPP/Orchidland area. That rumor is years old, but now with the new lava situation and the fact that major growth has happened in those areas it really doesn't seem to be such a bad idea. Definitely better than literally building right next to the flow! I'm already thinking about weeks/months/years down the line when Malama Market is destroyed where I will be doing my grocery shopping.

On the other "side", it would also be interesting to open up the discussion of retail zoning, or at least grocery/gas/services on the Lower Puna side of the projected flow. Historically Kapoho had stores, and Kaimu Korner Country Store (to the side of Uncle Robert's) has expanded into the whole building that used to be Kalapana Cafe/Old Verna's. I don't want to see a huge Safeway & Wal-Mart shopping center in Lower Puna, but it does seem like there are enough people in the community to support local businesses.

I was in the Korner store a couple days back and they now have a decent selection of many essentials (beyond beer Wink. Everything is at a premium of course as compared to Malama's or Orchidland (which are at a premium compared to Kea'au or Hilo). IF the lava crosses Malama's/130, hopefully Island Naturals can fill the demand gap while new grocery store sites are established. This may include Brysons, but they better build it moveable as it's unlikely to be insurable.

A series of neighborhood stores makes sense (closer access, tailored offerings, spreads risk) but these often lack an economy of scale to keep prices low. Best to get those Liberty Gardens planted and goats freshening as groceries may get pricey south of the flow.

What about Pahoa HighSchool? Could that be made into something????? Or will it just sit and rot?
