Realtor Dilemma - Solved

Okay so here's the thing: I have been talking with one realtor who will be able to show us homes on one day only since he is now going to a seminar the next day in California. So, after trying to email him several times and emails get returned because his email box is too full, we call another realtor about a home and he offers that after first realtor goes to California if we still need help, he would be happy to show us some homes (and his listings are right up our alley).

SO...realtor number one says that he would be delighted to work with us but that as far as using another realtor to show us around if we don't see the advantage to working with him exclusively, then it probably won't work out. (That is very nearly a quote.)

WHAT IS THAT?? He also wanted us to call him rather than communicate via email - and I'm in Arizona and don't have long distance anymore (and frankly, it's easier for ME to email).

DEAR LEILANI, DO YOU HAVE ANY ADVICE FOR US?

I would say that is a goodbye! Realtor #1 is not interested in your goals of finding a house, but of his/her business. Don't get me wrong they do need to look out for thier business, but if not available to assist you, and if they don't have a backup they work with, then move on I say. Too much attitude for Island life.

I agree wholeheartedly. The most important initial service an agent provides is welcome. He needs to be available. It's not the siminar in California that bothgers me, it's the inability to communicate via email over distance. Drop him/her.

The truth is that there are nearly as many agents are properties. it's competitive. The good ones know that.

It sound to me like his quote is a dismissal. His loss. Keep looking as Hawaii has some awesome opportunities still....

We had two different realtors when we purchased. One showed us some homes, the other found us empty properties from a computer list. We didn't keep it secret nor did we tell that we were working with two. Different areas different agents. Oh well.

There are many realtors everywhere, but the real question is, how many are good at what they do. That number is much lower.

Carrie, I think what "your" realtor #1 might be alluding to in his email, but didn't express clearly, is that he is listing the property, and therefore represents the seller. You, as a potential buyer, should have your own realtor to represent you. Hawaii doesn't have a dual agency law, as such (as they apparently do in CA, where I just moved from; dunno about AZ), but they have documents that state what their policies are if an office ends up representing both the seller and the buyer. In this scenario, one agent should represent seller and a different agent should represent the buyer. Ideally, you'd like to have an agent from a different broker representing you.

I can recommend a very good agent based in Pahoa who helped us find our home in Volcano, if you'd like another referral.
