Orchidland Estates

Other than a D-9 falling in a massive lava tube recently... Orchidland seems like a sweet country style part of Puna. There is a house on three acres we are interested in on 40th. The house is only partially permitted, I believe. Does this mean that banks won't finance? We're first time buyers and honestly, we know very little about the process. Any thoughts?

We bought a partially permitted home with financing but we were able to put 11% down. The appraisal will only take into consideration the permitted portion.

I believe some banks will only give you a loan for the portion of the property that is permitted. In other words, only the permitted part will be appraised. When we bought our first house we had to actually remove an unpermitted porch before we could get our loan. All banks are different. I'm sure any agent in the area could point you in the right direction.

What Andrew and Jody have said is very true. Appraisers ignore unpermitted portions of the property. However, there is another option. Wells Fargo in Hilo does "renovation" loans that can bring the unpermitted portions up to code and get them finalled and include the cost of those renovations by a licensed contractor. They are the only company I know of on the island offering that. I had a client do one of those with them, and while its more work (there were something like 3 separate inspections involved), it can be done.

The plus side is that once you complete and final the unpermitted parts, the house is worth more.

Hope, Tony and I stayed in Orchidland for a week in June when we came to buy our home. We were at Lee Graves' place there on his 3 acre parcel...I'm tellin' ya - it was tempting to buy there for sure! It was like fairytale land - jurassic park even!

I rent in Orchidland, it is beautiful.

I live in the back (the bumpy part!) most of the people seem great, there are problems though. Flooding for one, ice dealing and burglary for another. But, the neighbors seem great, and there is a great guy who is always walking around picking up trash and waving, nicest guy you'll ever meet. The location can't be beat for centrality. Until i get really ripped off i would have to say that the #1 problem I have is the mosquitoes. I think the gov't accidentally released some sort of genetically modified super-commando attack mosquitoes here back in the 80's.

Personally, I love falling asleep to the crickets, coquis, and rain most nights and waking up to the roosters and birds most mornings. Im fact the biggest problem here is getting up enough momentum to escape the gravitational pull of the place. (As evidenced by my last 2 days spent cocooning at home. Wink ) I feel refreshed now though.

There are real issues here. I can only speak to the issues I face as a renter, an owner may have different ideas. If you like things the way they are right now, OK, but if you're thinking of road improvements, less drug traffic/ dumping/ burglary/ drag racing well... It's part of Puna living. I know that here on 40th things are a little tougher than elsewhere in the sub-d. Been pretty good recently though. If you have a dog, or a scary rep, you'll most likely never have any problems. Oh yeah, and as my parents put it on a recent visit; "You'll need a tank for the roads!"
