It is a 350 square foot residence perfect for a single person, elder or visitor. The cottage consists of a screened porch, sitting/sleeping room, toilet, shower, full kitchen with built in dining nook. Quiet neighborhood. No pets allowed. No Smoking.

The $500 rental includes electricity, water and cable t.v. for a one person occupancy. Security deposit of $500. Propane for the stove is not included.

John, are you suggesting that a landlord can not set an occupancy limit? Or is it that your language skills are limited and you don't understand that single refers to the number one and not maarital status?

Actually, John is correct, mostly
1 bedroom may equal 2 people, due to the fair housing & “single” should never be a term used, as it CAN be implied marital status (added, mostly, you may NOT limit occupancy to one, without a lot of other stuff...again, Q4 explains the stuff)

Carey, I read through your last link and the code CLEARLY favors the tenant. An example (of many) :

A. Wrongfully and willfully retained all or part of the security deposit, it may award the tenant damages equal to three times the security deposit plus the cost of the suit.

B. Wrongfully retained all or part of the security deposit, it shall award the tenant damages equal to the portion of the security deposit wrongfully retained plus the cost of the suit.

C. Retained the security deposit lawfully, it shall award the landlord damages equal to the portion of the security deposit in dispute plus the cost of the suit.

Why doesn't the landlord get three times the deposit if "C" happens?

I didn't mean to be insulting, John. Poor choice of words on my part. Besides, according to your document HRS, it is my language skills that come into question. However, the term single does not only refer to marital status linguistically. Anyhow, my question is answered; rental to one individual only is acceptable; i.e. occupancy limit.

Thank you John for gumming up my advertisement. I am renting for one person occupancy. Ifv that is illegal then so be it.
