Carolann, You definitely should go with a buyer's agent. I understand what Buzz is saying about the listing agent not sharing the pie and the fact that the deal usually goes through faster, but ultimately you will always have to watch out that the guy is not ripping you off. There is not only good guys in real estate. We are a little spoiled with the John's on this forum.
IMHO right now a buyer's agent is better - because due to the larger for-sale inventories the sellers are more negotiable and i think a lot of sellers are getting cold feet, thinking that they might end up not selling their property for a while, so I think that getting the deal faster than usual should not be a problem either. I would even try to get the closing cost paid by the seller.
The buyer's agent will care about you only and will get you the best deal possible. Hope you find what you need.
