Not all lending companies lend in Lava Zone 1 but if you own your lot free and clear you shouldn't have difficulty getting a construction loan from American Savings Bank or Indymac Bank. I don't know the mortgage brokers on the East side but I am sure the "other" John will give you some options.

I just finished building a house for myself in Paradise Park. I went with Indymac Bank. They have a construction-permanent loan that is a good deal, and they were pretty easy to work with. I also have a high credit score and low yearly income. I tried just about every local mortgage broker and bank with no luck. I got the loan through a mortgage broker friend of a friend in Washington state. She was great. Send me an email if you would like her contact info.

StillHope, you are right -- you're in Lava Zone 2. At different times, I have worked with most of the people that have already been recommended. They're good. Another good one is Joy Gillette at Trinity Mortgage.
