Do you have to "Post" signs on lot while building?

On most of the lots - wether building or just vacate - I see "POSTED" or "NO TRESPASSING" or something similar.

Is it necessary to post signs?

What are the advantages? Insurance,etc.?

What are the disadvantages?

You have to display your building permit while building, no other requirements. Signs like "POSTED" or "NO TRESPASSING" are individual choices, have no advantages and have nothing to do with insurance.

General thoughts are that you can't claim someone is a trespasser if there aren't "no trespassing" signs posted, but I don't know if that is legally true.

When building, you do have to have your orange building permit posted, but that's just when building.
