I don't care how big your lot is... OR how small.. If you got noisy neighbors nothing is going to save you. Esp, if your down wind from them. Yes I once owned six acres so I know. I say screw HPP. No paved roads, no piped water, no mail, no trash pickup, High speed internet is sketchy. Gotta pay SPP and road fee's. Depends what's more important. Also HPP doesn't have any shops you gotta drive into hilo if you want something. At least Shores, Beaches got a longs close by.

Maybe having 4-5 3 acre side by side lots might be the golden ticket to ultimate paradise and seclusion... It really depends ... I'd drive around and check out the area and go out and talk story in the hood to see what's really up. You'll get a good idea based on your gut feeling doing that. It's the only way.

I live in HPP and will respond to some of these statements.
There are some paved roads in HPP. If you are going to go from, say, Kaloli to Makuu, you can take paved roads.You learn quickly which ones are paved. All four main roads are also paved (from the higway to the water). Unlike some developments, these roads are fine even in heavy rain, so you won't get flooded out from getting to and from your place. There are mail boxes that do have mail delivery. They are not in front of your house, but are clustered into very large groups.I have a POBox at the Keaau Post Office. There is a wait to get one of the boxes in HPP.Since we get into Hilo quite often the Keaau Post Office is on the way.No trash pickup...there may be someone you can hire to haul your trash. Considering the local dumps are all free and that we go buy the dump near Keaau a lot, we simply haul our trash and recycling stuff when going that way anyway.Both the Keaau and Pahoa dumps are really quite nice, and you can get money for Hi-5 glass and plastic bottles.We recycle everything we can. The off highway lots in HPP are using rainwater catchment systems. Our water runs through two filters and a UV light, and is not only drinkable, but tastes great.Lots of people are using catchment systems here. No water bills. Our internet works as solid as can be. It is tied to our cable tv.The only interuption is when the power goes out. There are stores in Orchidland, Pahoa, Keaau, etc. Orchidland is just across the highway from HPP. There is a gas station,hardware/grocery store, restaurant. Most of our grocery shopping is done in Keaau, and that's quite close. HPP is huge. We live on 23rd Ave, and running to Hilo is a 15-20 minute drive. I can be at my gym, Aloha Fitness, in 15 minutes. I usually ride my 85 mpg Kymco People 150 scooter, which can cruise at 50-60 mph in the main highway lanes. Longs Drug in Pahoa is a pretty short drive in the other direction.Lots of stores in Pahoa. Yes, these is an annual fee in HPP. I think it's $200. Here you can own chickens, goats and such if you want to. We have two "wild" hens and a rooster. We get 1-2 eggs per day from these, and we don't have to even feed them.

So, you'd have to decide which of these issues are important to you. I like it just fine in HPP. I like having an acre of land. I have great neighbors here. Nice people and very helpful.HPP is so big that you can shorten the drive to Hilo by buying closer to the highway. My daughter has a place on 3rd and Makuu and I bet it adds a good 10-15 minutes to there drive over our place on 23rd and Kaloli.

yes, I know all about HPP... Lived there next to some neighbors that had 6 kids that would run quads all day long. Got real old fast on dirt roads.

Anyway, I'm glad you have "GOOD" neighbors because that's what it's all about! As for drinking your own catchment water. There is more to it then that. For one you gotta keep your tank super clean... You gotta change filters often... As for UV it's good, but you got to maintain that too, along with pumps, gutters, etc...etc... Sure, you don't have to pay 30 bucks a month ... But, you also don't need to have water delivered or worry about running low on the catchment tank. Or worry about the tank period. So if you want to be your own water supply and you test and buy chemicals/filters to keep it clean... Go for it! No one is forcing you to buy a water meter in shores / beaches either. You can have catchment there as well. Also, there are no CCR's in shores / beaches like HPP you can have chickens and goats as well! Smile

As for road runner last I heard it's only half way down in HPP. So... Not everyone has it. Yes, I know there is cell and wireless as well in the park. But I prefer roadrunner. And yes there are mail boxes in front if your lucky enough to get one... One other thing... the bus doesn't run though HPP so... that's another plus... And the county has to maintain the roads so "supposedly" they have to provide fire and police runs as well. Where in a private subdivision your left on your own.

But with prices being around 10K per lot it's another advantage to buy 2 or 3 lots. So if you wanted you could have .6 or an acre for 30K. Where if you did buy 3 lots, Typical lot is 70 would be 210' wide would make it more private since HPP lots are only 135' wide. So as you say... it depends on what you want... Smile

Novel idea that works. Since there are actual street addresses in Shores,etc. you can simply walk into the Pahoa PD and ask their opinion. You will be amazed at what you can find out.
