I like how Ted cherry picked the definition gentrification for ultimate effect for his argument but the most common definition (and #1 on Google) is:
Definition of GENTRIFICATION. : the process of renewal and rebuilding accompanying the influx of middle-class or affluent people into deteriorating areas that often displaces poorer residents.
Says nothing about buildings or stores. Though that could be applied... so could roads.
