Your design might well be "structurally sound" based on the allowable span tables, but the plans must be stamped by a State-licensed engineer in order to satisfy the permit process.

very few of us are actually allowed to live here. they simply avoided that subject altogether.

Exactly: people who are worried about having their homes taken will often keep to themselves and avoid making any trouble for The Man -- self-incarceration is far, far cheaper than prisons, especially when the target population keeps paying their taxes.

It is this thread that makes me realize that everyone in life has a different perception of the reality that we live in.

A year or so back somebody was posting on Punaweb that they were turning in people who had unpermitted structures because they were upset that their taxes had gone up.

On the new county web site you can look at aerial view of the lots and look at permit history, its pretty easy to determine if there are structures there without a permit to match.

kalakoa - thank you i will, and fortunately simplicity is on my side. i live in a simple structure. despite that, it has been well built. the sketch-up is coincidental to the fact that i now need detailed sketches Smile hopefully that combination will enable me to get architect stamps and new permits without too much difficulty.

The biggest issue with "as built" permits are with regard to plumbing and electrical, which have to be installed by a licensed contractor. You can't even pull the permits for them yourself. I've gone through the process of getting our cottage permitted and up to current code. We had to re-do the plumbing and electrical. I hear some times you can find a friendly contractor that will go with what's there (if it's up to code) but I've yet to meet one. Our upgrades were quite costly as it involved an SSPP, connection to the grid from the road to the house, rewiring, replumbing, adding a cess pit, adding a proper catchment, as well as a lot of carpentry and finishing work (like re-doing teh gyproc after gutting it to get at the plumbing and electrical.) Still, in the end we increased the resale value of the cottage by at least as much as we put into it. Unfortunately, non permitted buildings are at the whim of complainants.

why is it a way to threaten people ? it is the law. why do you think you are above following the law ? structures have to be permitted , proper disposal of human waste. what do you mean "very few of us are allowed to live here"?

so it should just be a free for all , build what you want where you want and how you want. drain your poop out where ever , and life is good.
or is it that only some people should obtain permits follow the law , and pay for the rest of the people that want to live free of rules and laws .

vancouver - fortunately, again simplicity is on my side. i am off the grid, so although there are regulations that cover solar and genius, the process should be cheeper and easier. ditto plumbing. we have an ''out-side toilet, plumbed into an already permitted cess pit. our washing machine empties into that sewer. our showers are outdoor and simply go on the ground Smile washing up goes into a bowl that is emptied on the garden. additionally we have single wall construction, so the electrics that there are, are visible and easy to get to. i am keeping my fingers crossed that we will be able to cope. however it all raises the question of what happens if you can't.
